Bangbae 15 District Resumes After 14 Years, Accelerates Reconstruction ... 1,619 Units to Be Supplied

Supply of 1,619 Apartment Units
From 5 Basement Floors to 25 Above-Ground Floors

After years of stagnation following its designation as a redevelopment zone, the Bangbae 15 District is now accelerating its reconstruction efforts. In the future, this area is expected to be transformed into a large-scale residential complex with 1,619 apartment units.


The Seoul Metropolitan Government announced on October 1 that, at the Integrated Review Committee for Redevelopment Projects held on September 30, the committee gave a "conditional approval" after a comprehensive review of the architecture, landscape, transportation, education, and park aspects of the "Bangbae 15 Residential Reconstruction Project."

The area was designated as a redevelopment zone in 2011, but the project did not progress rapidly until the redevelopment plan was finalized in 2022.


With this latest decision, the site is expected to accommodate 1,691 apartment units in 19 buildings ranging from five basement floors to 25 above-ground floors. Of these, 248 units will be public housing.


The city expects that the redevelopment of this aging low-rise residential area will invigorate housing supply in the Bangbae-dong area. A large central park will be created within the complex to serve as a communal rest area for residents. The park and public pedestrian pathways will establish a green corridor connecting to the nearby Dogumeori Park, while a view corridor will be created to harmonize with the surrounding terrain. Along the Cheongdugot-gil street, neighborhood living facilities, shared community spaces, and rest areas will be installed to create an open and welcoming streetscape for local residents.


The plan also reflects a range of resident preferences by offering various housing types, from small to large units, allowing for customized options for single-person households, couples, and large families. In addition, the units will feature flexible floor plans that can be remodeled to adapt to changing lifestyles, such as dividing or combining rooms as children grow, or creating spaces for hobbies.


Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "After 14 years of delays, the Bangbae 15 District can now move forward thanks to the integrated review. The supply of 1,691 units will contribute to stabilizing the local housing market, and we will continue to actively support the redevelopment of aging residential areas in the future."
