The common feature among successful new towns in the Seoul metropolitan area, such as Gwanggyo, Dongtan, and Cheongna, is that they have made natural environments within the city a central element of their design. By placing large-scale lake parks at the heart of the city, these areas have moved away from the bleak image of typical urban landscapes and instead offer a pleasant environment. This approach goes beyond simple landscaping, serving as a key standard that determines the overall residential value and price trends of the city.
Rather than simply filling the area with buildings, these cities have intentionally incorporated large-scale natural environments to enhance the quality of urban life. Housing demand has responded positively to this, fueling the rapid growth of these new towns.
In fact, homebuyers now place more importance on a comfortable environment than in the past. According to the Korea Housing Industry Research Institute's 2025 Future Housing Trend report, 'comfort' (33%) was the most selected factor for future housing choices, surpassing transportation convenience (24%) and living convenience facilities (19%).
This trend is also reflected in sales prices. Looking at this year’s actual transaction prices for 84-square-meter apartments in Suwon, complexes in Gwanggyo New Town near lake parks-such as Jayun&Hillstate, Gwanggyo Junghung S-Class, and Gwanggyo Central View-have topped the rankings with transaction prices reaching as high as 1.7 billion won, while most other areas failed to reach even 1 billion won. In Cheongna New Town, complexes close to lake parks-such as Cheongna International Financial District Hanyang Sujain and Cheongna Lake Park Hanshin The Hue-also dominated the top tier with actual transaction prices in the 900 million won range.
Recently, the area around Seongseong Lake Park in Cheonan, known as the Seongseong Living District, is rapidly emerging as a new town centered around a lake park. As the development of the Buldang District, which has grown rapidly thanks to diverse infrastructure, is now complete and showing signs of aging, the Seongseong Living District is gaining attention as the only place in Cheonan where the lake park plus new town model is feasible, capturing the interest of local homebuyers.
In particular, Seongseong Lake Park is evolving beyond the concept of a single neighborhood park into a complex living infrastructure that combines ecological restoration and cultural facilities. Eco-friendly features for family leisure-such as ecological trails, forest playgrounds, Mulbitnuri Bridge, and an ecological observation island-have already been established. In the future, the planned Seongseong Art Center, which will include a performance hall and a media exhibition center, is expected to further develop the area as a cultural hub.
Among all areas in Cheonan, the Seongseong Living District is unique in that city infrastructure is expanding three-dimensionally around the lake park. Through urban development, not only have numerous residential complexes been established, but also new elementary schools, private education districts, industrial complex access, and transportation networks-including roads and railway lines-have been developed, quickly enhancing the district’s self-sufficiency as a residential area.
Furthermore, future benefits are expected from projects such as the development of the Cheonan Station Integrated Transfer Center and consideration of the GTX-C line extension. As a result, the Seongseong Urban Development District is being recognized as a key driver in shifting Cheonan’s residential axis.
A local expert commented, "The creation of a large-scale new town centered around a lake park is a major event for Cheonan residents who have been waiting for a trendier and more sophisticated new residential town. While other areas in Cheonan are showing signs of decline due to aging or a lack of new urban functions, the Seongseong Living District is rapidly becoming the dominant area, with each new complex recording high subscription competition rates."
Amid these trends, attention is turning to 'Cheonan Humanville First City,' which Ilsin Construction plans to launch in October.
This complex is located in an emerging residential area within the Seongseong Living District, with a new elementary school scheduled to open right in front of the complex, making it highly attractive for its educational environment. In addition, through Beonyeong-ro, which connects to Samsung-daero, residents can reach the Buldang Living District by car in under 10 minutes. The area also boasts excellent wide-area transportation networks via Cheonan IC (Gyeongbu Expressway and Dangjin-Cheongju Expressway). The proximity to private education districts in Seongseong and Buldang-dong has also earned positive reviews from end-users sensitive to educational environments.
The floor plans are available in four types: A, B, C, and D, each tailored to meet different consumer needs. The 84A square meter type is designed as a kitchen-specialized layout, featuring a spacious dining area and large kitchen. The word has spread through local cafes, even attracting prospective residents from neighboring complexes to visit and take a look.
'Cheonan Humanville First City' is scheduled to open its model house in October and officially begin its sales process.
