As a result, recently supplied residential complexes near workplaces have proven their popularity in the subscription market by recording high competition rates. For example, 'The H Daechi Edelweiss' in Daechi-dong, Gangnam-gu, which boasts excellent accessibility to the Gangnam business district, recorded the highest subscription competition rate this year at 1,133.88 to 1. Similarly, 'Pangyo Technovalley Junghung S Class' gained popularity due to its proximity to Pangyo Technovalley, home to leading IT companies such as Naver, Kakao, Nexon, and NCSoft, resulting in a competition rate of 1,110.35 to 1.
In addition, most residential complexes with high subscription competition rates this year have been located within a 30-minute drive of major business districts, highlighting their appeal as residences near workplaces. According to data from Real Estate R114, most of the popular complexes supplied this year are close to major business districts, ensuring a strong base of potential residents.
In Gyeonggi Province, 'Dongtan Fore Park Nature & Prugio' in Hwaseong City, which topped the subscription competition rankings at 71.4 to 1, and 'Dongtan Dream Forest Nature & Desiang' at 41.9 to 1, are both located near Dongtan General Industrial Complex and the Yongin Advanced System Semiconductor Cluster, which is scheduled for construction in 2026. In North Chungcheong Province, 'Cheongju Technopolis Athera Phase 2' (109.7 to 1) and 'Cheongju Technopolis Heartrium The Metro' (46.3 to 1) are situated in Heungdeok-gu, Cheongju, serving as residential bases for Cheongju Technopolis and Cheongju General Industrial Complex, making them prime examples of residential complexes near workplaces.
An industry insider commented, "Apartments near workplaces, which offer convenient commutes, maintain stable prices and active transactions even amid real estate regulations or economic downturns, thanks to a solid base of genuine buyers. In particular, those in their 30s and 40s, who are the core demographic in the subscription market, prioritize work-life balance and prefer complexes that allow them to reduce commuting time and spend more time on leisure and with family. As a result, the value of residential complexes near workplaces is expected to rise further in the future."
Against this backdrop, Geumseong Baekjo's 'Anseong Ayang Geumseong Baekjo Yemi-ji,' being supplied in Block B2 of the Ayang Residential Development District in Anseong, Gyeonggi Province, is attracting significant attention from buyers thanks to its outstanding proximity to workplaces.
