Gaewoonsan Village Street Housing Redevelopment Project in Jongam-dong to Hold Groundbreaking Ceremony on the 24th

The Gaewoonsan Village Street Housing Redevelopment Association in Jongam-dong, Seongbuk-gu, Seoul, announced that it will hold a groundbreaking ceremony at 11 a.m. on Wednesday, September 24.


The Gaewoonsan Village Street Housing Redevelopment Project is being carried out in the Jongam-dong area, and approximately 70 people are expected to attend the groundbreaking ceremony, including Seongbuk-gu Mayor Lee Seungro, executives and employees of partner companies, association members, and local residents.


The project will cover a total area of 5,097 square meters, with 130 residential units across 3 basement floors and 20 above-ground floors. Gansam Architects & Partners is responsible for design, Bomi Construction serves as the main contractor, HanmiGlobal is in charge of construction management, The Watermelon, a brand consulting specialist, oversees branding and marketing, and Brick Company is responsible for digital platform content planning and the production of the archiving book.


The Jongam-dong Gaewoonsan Village Street Housing Redevelopment Project aims to become Korea's first wooden apartment complex (18 units) and a passive house with external insulation, targeting a "carbon-neutral apartment." A passive house is an ultra-low energy building that maintains indoor temperature and comfort without significant external energy input. It can save 70% to 90% of energy, thereby reducing heating and cooling costs while maintaining a comfortable indoor environment.


Gaewoonsan Village is a small-scale redevelopment project with 100 units, setting itself apart from large-scale apartment complexes. Unlike large-scale redevelopment projects that typically offer only 59 and 84 square meter units, this project features 11 different unit types. The design includes duplex units (69 square meters for 10 units, 75 square meters for 34 units, 115 square meters for 3 units) that help reduce noise between floors, as well as separated units (93 square meters for 18 units, 133 square meters for 8 units) for retirees considering large families or rental income.


All 29 association members are single-family homeowners, and the project has been designed as a "town apartment" concept that combines townhouses (69 square meter duplexes, 10 units) tailored to their lifestyles with apartment buildings (20, 13, and 11 floors, totaling 120 units).


The site is conveniently located near subway Line 4's Gireum Station, Line 6's Korea University Station, and the Dongbuk Line's Jongam Police Station Station (scheduled to open in 2028), as well as the Naebu Expressway. Jongam Police Station, Seongbuk Fire Station, and Seongbuk Lifelong Learning Center are also nearby. The area boasts excellent educational infrastructure, with Gaewoon Elementary School, Jongam Middle School, Seoul National University High School, and Korea University all in close proximity. Nicknamed a "Slse-gwon" (a convenient urban living area), the site offers easy access to cafes, convenience stores, libraries, and shopping malls, all while being close to downtown.


A representative from the Gaewoonsan Village Street Housing Redevelopment Association said, "All members have quickly agreed to move the project forward, and we have secured both construction and relocation funds, so the plan is to build first and sell later. The project is currently progressing smoothly. With this groundbreaking ceremony, we aim to begin general sales in the first half of 2027, with completion scheduled for June 2028."
