Subscription Competition and Sales Transactions Surge... "Hillstate Sajik Asiad" Set for Pre-Sale

The Busan apartment market, which had been experiencing a downturn, is now showing clear signs of recovery, driven by a surge in pre-sale demand and an increase in transaction volume. Both subscription competition rates and actual transaction numbers are on the rise, signaling a market rebound led by genuine end-users.


Major recently launched apartment complexes are attracting thousands of applicants, continuing the trend of strong demand. In July 2025, Lotte Engineering & Construction held a pre-sale for "Le Eliver Park Centum" in Haeundae District, Busan, receiving 9,150 applications for 1,961 units. The 84㎡ unit type recorded a remarkable peak subscription competition rate of 116.4 to 1.


Following this, Daewoo Engineering & Construction’s "Summit Limited Namcheon" in Namcheon District, which accepted first-priority subscriptions in August, drew 16,289 applicants for 720 units, resulting in an average competition rate of 22.62 to 1 and a peak of 349.17 to 1. This represents the highest competition rate and the largest number of applications in Busan’s private apartment pre-sale market this year, reflecting heightened market expectations.


The sales market is also regaining momentum. According to data from Real Estate R114, the number of apartment transactions in Busan during the second quarter of this year reached 8,471, a sharp 44.2% increase compared to the first quarter’s 5,872 transactions. This is the first time since the third quarter of 2021 that quarterly transactions have exceeded 8,000.


Record-high transaction prices are also emerging. A notable example is "Sajik Haneulchae Resentia" in Sajik-dong, Dongnae District. According to the Ministry of Land, Infrastructure and Transport’s actual transaction price disclosure system, the 84㎡B unit type in this complex was traded at 720 million won in August 2025, setting a new record high. This is several hundred million won higher than the same unit type, which was traded in the low 500 million won range in April this year.


Industry experts analyze that this trend is likely to continue for the time being. With new supply remaining limited, both end-user demand for home ownership and demand for upgrading to better homes are actively driving the market, especially for complexes with superior locations, brands, and product competitiveness.


An industry insider commented, "End-users who had been waiting on the sidelines are now re-entering the market. In areas where pre-sale prices are reasonable and future value is anticipated, subscription competition is expected to remain fierce."


Amidst this, attention is focusing on "Hillstate Sajik Asiad," a new project by Hyundai Engineering & Construction in Sajik-dong, Dongnae District, Busan.


Hyundai Engineering & Construction plans to launch "Hillstate Sajik Asiad" in September 2025 as part of the Sajik 1-6 District reconstruction project in Sajik 2-dong, Dongnae District, Busan. The complex will consist of 10 buildings with 3 basement levels and 35 above-ground floors, offering a total of 1,068 units ranging from 50㎡ to 121㎡ under the "Hillstate" brand. Of these, 302 units will be available for general sale, excluding those allocated to association members.


Within a 300-meter radius of the complex are Sajik Elementary School, Oncheon Middle School, and Sajik High School, making it possible for students to walk to school. The area is also home to a concentration of renowned private academies. In addition, large-scale amenities and leisure facilities such as Homeplus, the station commercial district, Sajik Baseball Stadium, and Semisan are nearby, providing both convenience and abundant green infrastructure for daily life. The complex will also feature Hyundai Engineering & Construction’s proprietary floor noise reduction technology, "H Silence Home," promising a more comfortable residential environment.


Transportation is also excellent. Sajik Station on Busan Subway Line 3, Asiad-daero, and Chungnyeol-daero, as well as other major arterial roads and subway lines, are all nearby, offering outstanding accessibility within and outside the city.


Furthermore, this will be the first "Hillstate" branded apartment complex in Sajik-dong. The "Hillstate" brand by Hyundai Engineering & Construction has received numerous accolades, including first place in the Real Estate R114 2024 Best Apartment Brand, first place in the multi-family housing and smart home service categories of the 2024 Premium Brand Index by the Korean Standards Association, and first place in the 2024 Korea Brand Star multi-family housing category.


In particular, in the apartment brand reputation survey announced by the Corporate Reputation Research Institute, "Hillstate" has maintained the number one spot in the apartment brand reputation index for 77 consecutive months (from April 2019 to August 2025), solidifying its status as an industry-leading brand and raising expectations for a significant brand premium.


Meanwhile, the model home for Hillstate Sajik Asiad will be located in Mangmi-dong, Suyeong District, Busan.
