The apartment market in Bupyeong-gu, Incheon, has shown a marked recovery in the first half of this year, with a sharp increase in transaction volume. In particular, attention is focused on the new complex "Doosan We've & Sujain Bupyeong The First," which will be supplied in Bugae-dong for the first time in about five years and is scheduled for sale in September.


According to statistics from the Korea Real Estate Board, the total number of apartment transactions in Bupyeong-gu during the first half of 2025 (January to June) reached 5,101, a 67.3% increase from the 3,049 transactions in the first half of last year. Notably, the number of transactions in June alone surged to 1,848, about 3.7 times higher than the 500 recorded in the same month last year, leading the upward trend.


This trend is attributed to the continuous influx of demanders drawn by Bupyeong-gu's excellent infrastructure. With a concentration of educational, transportation, and living infrastructure, Bupyeong offers a self-sufficient living zone with convenient access to both Line 7 and Line 1 of the subway, as well as the Seoul Metropolitan Area First Ring Expressway and Gyeongin Expressway, making it ideal for both work and school commutes.


Various real estate indicators are also positive. According to the Ministry of Land, Infrastructure and Transport, as of July this year, there were only about 30 unsold apartment units in Bupyeong-gu, accounting for just over 1% of all unsold units in Incheon. The exclusive 84-square-meter unit at "E-Pyeonhansesang Bupyeong Gran Hills" was traded at 750 million won in August, up about 100 million won from a year earlier. At "Harrington Square Sanggok Station," the exclusive 84-square-meter type set a record high price for Bupyeong-gu at over 850 million won in the first half of this year, and most of the units have now been contracted. In the discretionary supply for the remaining six units at the end of August, more than 100 applications were received.


As a result, expectations for new apartment sales have risen alongside the surge in transactions in the first half of the year. The main focus is on "Doosan We've & Sujain Bupyeong The First," which is scheduled to be offered through the Bugae 4 District housing redevelopment project in September.


Constructed by Doosan Engineering & Construction and BS Hanyang, Doosan We've & Sujain Bupyeong The First will be located in Bugae-dong, Bupyeong-gu, Incheon (as part of the Bugae 4 District housing redevelopment project). The large-scale complex will consist of 13 buildings, ranging from two basement levels to a maximum of 25 floors above ground, with a total of 1,299 units. Of these, 514 units with exclusive areas of 46, 59, and 74 square meters will be available for general sale.


The key driver expected to enhance the value of this apartment complex is its overwhelming transportation network. In particular, the GTX-B line (Great Train Express) is considered a "game changer" that will radically transform the status of the Bupyeong area. According to Doosan Engineering & Construction, once the GTX-B line opens at Bupyeong Station, the physical distance to central Seoul from the heart of the line connecting Songdo in Incheon to Maseok in Namyangju will be dramatically shortened.


Currently, it takes more than an hour to reach major business districts such as Seoul Station, Yongsan, and Yeouido, but the new line will allow for rapid access, effectively integrating Bupyeong into the Seoul metropolitan area. This revolutionary change goes beyond simple transportation convenience and is expected to firmly position Bupyeong as a new residential alternative for those who prioritize proximity to work and school.


Additionally, the fact that residents can walk to Gulpocheon Station on the highly sought-after Line 7, known as the "golden line," means easy access to Gangnam. Through Line 7, residents can reach core areas such as Gasan Digital Complex, Express Bus Terminal, Nonhyeon, and Gangnam-gu Office without transfers.


The wide-area road network for drivers is also seamless. With the Seoul Metropolitan Area First Ring Expressway and Gyeongin Expressway nearby, travel to Seoul and the entire metropolitan area is convenient. The combination of GTX, subway, and wide-area road networks forms a "transportation hub" that is expected to be the most reliable guarantee for future asset value growth.
