When Doosan Engineering & Construction opened the model house for "Doosan We've The Central Dohwa" in Dohwa-dong, Michuhol-gu, Incheon, the site was bustling with visitors throughout the opening weekend, reflecting high interest. From the morning of the first day, a line of people formed, and by the afternoon, a diverse range of visitors, including young couples with strollers and newlyweds accompanied by their parents, had arrived at the site.
A representative at the site stated, "The cumulative number of visitors over the three days far exceeded expectations," adding, "With a high proportion of genuine homebuyers, it was difficult to find an empty seat for consultations."
Several factors contributed to this strong turnout. The most significant was the rarity of a new apartment supply in Michuhol-gu for the first time in five years. During that period, most new developments had been concentrated in new towns such as Songdo and Yeonsu, resulting in pent-up demand for new apartments in the old downtown area. Additionally, while the average pre-sale price in the greater Seoul area is approaching 30 million won per 3.3 square meters, "Doosan We've The Central Dohwa" attracted real homebuyers by offering a reasonable price in the 600 million won range for an 84-square-meter unit.
The 59-square-meter units were designed with specialized storage features such as dress rooms and pantries (in select types), targeting newlyweds and one- to two-person households. The kitchen and living room are arranged in a straight line to maximize natural light and ventilation, which received positive feedback. The 84A type features a flat layout with a large multipurpose room, allowing for up to four bedrooms. The 84B type, while a tower layout, offers an excellent sense of openness and can accommodate two dress rooms in the master bedroom, providing ample storage space. The glass balcony design, applied throughout the entire complex, was also praised for creating a refreshing and open living environment.
The location competitiveness is also notable. The complex will consist of seven buildings, ranging from two basement levels to a maximum of 39 above-ground floors, with a total of 660 units, of which 412 are available for general sale. All units are mid-sized, at 59, 74, and 84 square meters, optimized for actual residents. The transportation network is convenient, with Dohwa Station on Subway Line 1 and Juan National Industrial Complex Station on Incheon Subway Line 2 nearby, providing easy access to central Seoul and major hubs in Incheon. Looking ahead, the opening of the GTX-B line is expected to further improve accessibility to Seoul’s key business districts, including Cheongnyangni, Yeouido, and Yongsan.
The subscription schedule begins with special supply on September 8, followed by first-priority applications on September 9 and second-priority applications on September 10. The winners will be announced on September 17, and official contracts will be signed at the model house over three days from September 28 to 30. To qualify for first-priority subscription, applicants must have held a subscription savings account for at least 12 months and meet the required deposit amounts according to region and unit size.
A sales representative commented, "We applied customized designs for real homebuyers, from 59 to 84 square meters, and reduced the initial burden with a 5% down payment condition." He added, "Given the prime location for urban redevelopment in Incheon’s old downtown and the already well-established living infrastructure, we expect the units to sell out quickly."
The model house for the complex is located at Sungui Intersection in Michuhol-gu, Incheon.
