The Cube Wonsam Co., Ltd. announced on August 25 that "The Cube Wonsam," which is being constructed in Gajwa-ri, Baegam-myeon, Cheoin-gu, Yongin-si, Gyeonggi-do, has officially begun sales.


This complex is located near the Yongin SK Hynix Semiconductor Cluster and is expected to be highly popular among investors due to its long-term and stable rental demand, which significantly enhances its investment value.


"The Cube Wonsam" consists of six buildings with a piloti ground floor and five above-ground floors, totaling 128 units: 84 units of 22㎡ Type A and 44 units of Type B. It is a premium, hotel-style, full-furnished officetel-type studio residence that combines the characteristics of retail, officetel, office, and knowledge industry centers, making it a profitable real estate product. The built-in system includes a wardrobe, front door, kitchen hood, ceiling air conditioner, induction cooktop, and washer-dryer.


The total sale price is 138 million KRW, with a contract deposit of 10 million KRW and interest-free loans available for the interim payment. Investors are offered a security deposit of 5 million KRW and a monthly rent of 800,000 KRW (excluding VAT). In particular, a 6.5% guaranteed annual return for two years, up to 10 years of rental guarantee, and principal protection are provided, making it a highly attractive and stable investment option.


The complex is scheduled to begin construction in October 2025, with completion targeted for March 2026 and move-in starting in April 2026. Business permits will be processed sequentially for each building, and the construction progress can be monitored in real time through CCTV installed in the promotional center.


The main reason "The Cube Wonsam" is attracting attention is its proximity to the SK Hynix Semiconductor Cluster. This cluster will be developed on a total area of 4.15 million square meters (approximately 1.26 million pyeong), with four production fabs to be built sequentially from 2025 to 2050. The first fab is set to begin construction in February 2025 and be completed by May 2027. As a result, an average of 13,000 construction and operational personnel are expected to be brought in annually, and the resulting rental demand is already evident on site.


In fact, immediately after the SK Hynix announcement, monthly rent for nearby studio apartments doubled from 400,000 KRW to 800,000 KRW, and in some complexes, SK signed contracts for all units even before concrete work began, indicating an overheated rental market. Partner companies are also tending to lease entire buildings, and "The Cube Wonsam" is receiving a high volume of corporate inquiries.


Transportation infrastructure is also being greatly improved. The Namyongin IC on the Sejong-Pocheon Expressway is planned, and several railway lines, including the Semiconductor Expressway, Dongtan-Bubal Line, and Pyeongtaek-Bubal Line, are under development. In addition, road infrastructure such as the expansion of Local Road 84, Provincial Road 318, and National Road 45 is rapidly being upgraded, which is expected to significantly enhance future mobility and living infrastructure competitiveness.


Right in front of the complex are Mt. Sujeongsan and nine other mountains, providing a natural green environment for hiking and walking. Within a 10km radius, there are about 10 golf courses, including Jisan Country Club. Within a 3km radius, there are large supermarkets, hospitals, and financial institutions, as well as educational facilities such as Baegam Middle School and Yongin Technical High School, and public institutions including the Yongin City Hall Baegam Branch and a police station.


From a tax perspective, the structure is also advantageous for investors. As the product is not counted as a residential property, there is no burden of acquisition tax, property tax, or comprehensive real estate tax, and through the consignment rental management system, tax issues on rental income are also minimized.


"The Cube Wonsam" is accessible even with a small investment. With financing, the actual investment required can be as low as 36.4 million KRW (assuming a 70% loan-to-value ratio), and the annual net return can reach up to 10.78%. With excellent profitability and stability relative to the investment amount, this product is emerging as the optimal choice for investors seeking long-term stable returns without concerns about vacancy.


A sales representative emphasized, "Rather than short-term sales profits, this is a rare investment opportunity that combines fixed rental income for over 10 years and the solid demand base of the SK Semiconductor Belt, offering both rental stability without vacancy concerns and investment profitability."


The promotional center is located on Guseong-ro, Giheung-gu, Yongin Special City.
