Redevelopment Resumes in 2020
Large-Scale Residential Complex with 1,120 Households to Be Built
The Yeomni-dong area in Mapo-gu, where development had stagnated for ten years after the cancellation of the New Town project, will be transformed into a residential complex with 1,120 households.
On the 21st, the city announced that it had convened the 13th Urban Planning Committee and approved with amendments the "Decision on the Maintenance Plan and Designation of the Maintenance Zone for the Housing Redevelopment Project in the 488-14 Yeomni-dong, Mapo-gu Area."
The 488-14 Yeomni-dong, Mapo-gu area had been targeted for a New Town project since 2003, but after the maintenance zone was lifted in 2015, improvements to the residential environment were delayed for ten years. The area is characterized by hilly terrain and a concentration of aging multi-family houses. Due to strong demand for redevelopment from residents, the project was relaunched in earnest in 2020.
Under the newly approved maintenance plan, the site will be redeveloped to maximize its topographical features and improve the residential environment. Taking advantage of its proximity to a subway station, the plan includes street-facing retail on the lower floors and, by utilizing elevation differences, specialized architectural designs that place community and welfare facilities on the lower levels.
Once the project is completed, the Yeomni-dong area will be reborn as an urban residential complex with convenient subway access and a variety of amenities. A total of 1,120 households will be supplied to the site, along with infrastructure such as roads, parks, and social welfare facilities. A new north-south public pedestrian passage will also be established, connecting Ewha Womans University Station to major facilities within the Ahyeon Redevelopment Promotion District. Additionally, to ensure efficient land use, a sports facility (swimming pool) will be constructed beneath the children's park.
Choi Jinseok, Director of Housing at Seoul City, stated, "The 488-14 Yeomni-dong area has long suffered from poor residential conditions and stagnant improvements. Through this review, we expect the area to be transformed into a premium residential district with excellent subway access and to secure public interest by creating essential public facilities for the community."
