On Saturday, August 15, the Sejong Everpark Housing Promotion Center opened its doors, and word is spreading that Sejong Everpark offers apartment living with residential stability and no tax burden, drawing increasing interest from prospective residents.
Sejong Everpark is a private rental apartment complex located in the Publicly Supported Private Rental Housing Supply Promotion District in Botong-ri, Yeongi-myeon, Sejong Special Self-Governing City. Residents can live there for up to 10 years as if it were their own home, and after 10 years, they have the option to purchase the unit. This "try before you buy" approach is being highlighted as a major advantage.
In particular, since this rental housing is not counted toward the number of owned homes, there is no burden of income tax, acquisition tax, or comprehensive real estate tax. It is also advantageous when calculating health insurance premiums, making it highly effective for tax savings.
Additionally, because tenants maintain their "no home ownership" status, they retain eligibility to apply for other housing lotteries, making Sejong Everpark an excellent stepping stone for those seeking to own a home in the future.
In fact, during the three days following the opening of the promotion center on Saturday, August 15, more than 7,000 visitors stopped by. Visitors especially praised the supply method, which allows them to live in a new apartment while maintaining their "no home ownership" status and without any tax burden.
An industry expert commented, "With soaring sale prices making home ownership increasingly burdensome, and with concerns about jeonse fraud and difficulties in recovering deposits due to reverse jeonse for those seeking rental homes, publicly supported private rental apartments are an excellent alternative. HUG’s guarantee insurance eliminates worries about jeonse fraud, and the reduced tax burden enhances both stability and economic value. This is why Sejong Everpark is drawing so much attention from local residents."
Moreover, Sejong Everpark allows for the option to purchase at a pre-determined price set at the time of project approval, giving residents the benefit of securing future value. The application requirements are not strict; anyone over the age of 19 can apply without the need for a housing subscription savings account.
The location is also well-equipped. A new kindergarten and elementary school are planned adjacent to the complex, and Yeonnam Elementary, Yeonbong Elementary, and Sejong Academy for the Gifted in Science and Arts are also nearby. Surrounded by Bongamcheon Stream and pristine green spaces, the living environment is highly pleasant. Residents have convenient access to Sejong Happy City infrastructure such as Costco, Emart, Oganangtteul Neighborhood Park, and Sejong Lake Park.
A Sejong City BRT station is scheduled to be built right in front of the complex, and National Route 1 is nearby, making it easy to access Sejong’s central living areas. KTX and SRT Osong Stations are also close, providing excellent regional connectivity. Major transportation projects are underway, including the Second Gyeongbu Expressway (scheduled to open in December 2026), the Sejong-Cheongju Expressway (scheduled to open in 2030), and new transportation networks in the Yeongi District.
In addition, the Sejong Smart National Industrial Complex, with a total project cost of 1.617 trillion KRW, is planned for the surrounding area, which will further expand local infrastructure. This is expected to boost the region’s status and drive up housing prices as the population increases.
Furthermore, the area was recently approved and officially designated as a Supply Promotion District, enhancing project stability and offering related benefits. Being designated as a Supply Promotion District means that reviews for urban planning, transportation, landscape, disaster prevention, and education are integrated, allowing for faster project progress and a variety of incentives.
Meanwhile, Sejong Everpark will be developed as a large-scale complex with 2,789 units of 74m² and 84m² across two blocks, with Daewoo Engineering & Construction as the contractor.
First-come, first-served designated contracts will begin on Saturday, August 23. Benefits include interest-free bridge loans and free balconies for the first 1,000 units. The Housing Promotion Center is located near Sejong-ro in Sejong Special Self-Governing City.
