First Gangnam Supply Since June 27 Loan Restrictions
Large-scale Complex with 1,865 Units; 216 for General Sale
Three-Year Resale Restriction and Three-Year Mandatory Occupancy
On August 19, Lotte Construction opened the online model house for the reconstruction project of Jamsil Miseong Clover Apartment complex, now named 'Le El Jamsil', located in Songpa-gu, Seoul, and began the sales process.
The complex consists of 13 buildings with 3 basement levels and 35 above-ground floors, totaling 1,865 units. Of these, 216 units with exclusive areas ranging from 45 to 74 square meters, excluding the larger units allocated to association members, are available for general sale. The breakdown by exclusive area is as follows: 46 units of 45㎡, 11 units of 51㎡, 92 units of 59㎡ type B, 39 units of 74㎡ type B, and 28 units of 74㎡ type C.
This offering marks the first subscription in the Gangnam area since the government limited the maximum mortgage loan amount for the Seoul metropolitan area to 600 million won on June 27. The sales price is set at an average of 61.04 million won per 3.3㎡, in accordance with the price ceiling system. After the announcement of successful applicants, a three-year resale restriction and a three-year mandatory occupancy period will be enforced.
Because the sales price is lower than the market price in the area, it is expected to yield a profit margin of around 1 billion won, and is being referred to as a 'lottery subscription'. However, due to the mortgage loan cap, buyers will need to prepare at least 1 billion won in cash to sign the contract. Additionally, since the move-in date is set for January next year, the period to pay the remaining balance is relatively short.
The complex boasts excellent transportation. It is located near Jamsilnaru Station on Line 2, Jamsil Station on Lines 2 and 8, and Songpanaru Station on Line 9, making it a 'triple station area'. Olympic-daero, Dongbu Expressway, and Olympic-ro also provide easy access to Gangnam and major business districts.
The area is also rich in educational and lifestyle infrastructure. There will be a daycare center within the complex, and nearby schools include Jamdong Elementary School, Jamsil Middle School, and Jamsil High School. Its proximity to the Daechi-dong and Jamsil private education districts further enhances its educational environment. Major commercial facilities such as Lotte Department Store, Lotte World Mall, and Lotte Mart, as well as cultural and leisure spaces like Jamsil Baseball Stadium, Olympic Park, and Seokchon Lake, are all nearby. Medical and administrative facilities such as Asan Medical Center and Songpa-gu Office are also close by.
The buildings are primarily south-facing to maximize sunlight and ventilation. Premium design features have been applied to both the exterior and landscaping. The interiors offer a variety of floor plans to expand choices, with a focus on efficient movement and privacy. Community facilities within the complex include an indoor swimming pool, golf club, fitness center, sauna, guest house, book lounge, and resident cafe. A 'Sky Community' on the upper floors will allow residents to enjoy city views.
The subscription process will begin with special supply on August 29, followed by first-priority (local residents) on September 1, first-priority (other regions) on September 2, and second-priority on September 3. Successful applicants will be announced on September 9, and the contract signing period will take place from September 22 to 24. Move-in is scheduled for January 2026.
A Lotte Construction representative stated, "'Le El' is a high-end brand being introduced in a prime Jamsil location, following Daechi, Banpo, and Cheongdam. Considering its location directly across from the 123-story Lotte World Tower, it is expected to become a new landmark in Jamsil."
