The area surrounding Ulsan KTX Station is set to be transformed into a futuristic, self-sustaining new city.
Ulsan Bukhab Dosi Development Co., jointly invested by Ulju-gun of Ulsan Metropolitan City, Ulsan Urban Corporation, and Hanwha Solutions, has officially launched the development of 'Newon City,' a specialized mixed-use complex in the Ulsan KTX station area located in Sinhwa-ri, Samnam-eup, Ulju-gun, Ulsan.
Newon City is strategically positioned to connect Ulsan KTX Station and the Seoul-San IC on the Gyeongbu Expressway, aiming to go beyond simple urban development. It is expected to serve as a hyper-connected, mixed-use hub city that links the Busan-Ulsan-Gyeongnam (BUULGYEONG) economic zone and can compete with the Seoul metropolitan area.
Covering a total area of 1,532,460 square meters, Newon City will be developed as a smart, self-sustaining city where residential, industrial, and commercial functions are organically integrated. Upon completion, it will accommodate approximately 11,000 households. Leveraging its locational strengths-proximity to the KTX, expressways, and a wide-area road network-the city will secure nationwide business mobility and industrial accessibility, making it possible to attract both large-scale industrial clusters and new residents.
In practice, KTX travel times will be as short as 2 hours and 10 minutes to Suseo in Seoul, about 20 minutes to Busan, and around 60 minutes to Daejeon. By car, the city also offers excellent connectivity, with travel times of about 30 minutes to Busan and 60 minutes to Changwon.
Approximately 28% of Newon City's total area will be developed as an industrial complex. Plans include attracting next-generation core industry companies and research institutions, with dedicated sites for enterprises as well as research and support facilities systematically prepared. In addition, by linking with nearby development projects such as the Ulsan KTX Station Economic Free Zone and the Ulsan Urban Convergence Special Zone, Newon City is expected to become a key axis of the BUULGYEONG hyperconnected economic belt.
This is anticipated to generate high-quality local jobs, attract young people, and stimulate the regional economy, creating broad social and economic ripple effects. Furthermore, it is expected to diversify Ulsan's traditional manufacturing-focused industrial structure-centered on automobiles and shipbuilding-and serve as a strategic hub for building a future-oriented industrial ecosystem.
An official from Ulsan Bukhab Dosi Development stated, "Newon City represents the future vision of BUULGYEONG, challenging the Seoul-centric development paradigm and proposing a new national growth axis centered on BUULGYEONG. With public and private sectors collaborating at a site that completes the triangle of transportation, industry, and daily life, we expect both stability and growth potential, offering a high premium for early participants."
