The Seoul Metropolitan Government is launching the supply of non-apartment Mirinae House units for newlywed couples, including officetels, multi-family homes, and urban-style residential housing. These units are offered at rental rates about half the price of comparable apartments, easing the burden of housing costs.
On August 13, the city announced that it will open applications for 149 households across seven Mirinae House locations starting August 29, with the application period running for three days from September 17 to 19. There will also be a three-day pre-opening period from September 15 to 17, prior to the application window. The announcement of those eligible for document screening will be made on September 23, and move-in is scheduled between February and April next year.
This round of Mirinae House offerings includes 16 units at 652-3 Munjeong-dong, Songpa-gu; 11 units at 341-1 Dangsan-dong 6-ga, Yeongdeungpo-gu; 23 units at 199-1 Junggok-dong, Gwangjin-gu; 10 units at 497-2 Sangdo-dong, Dongjak-gu; 53 units at 105-97, 1 Sangbong-dong, Jungnang-gu; 30 units at 18-40 and surrounding lots, Ui-dong, Gangbuk-gu; and 6 units at 886-8 Hwagok-dong, Gangseo-gu, totaling 149 households. Most units have a dedicated area of approximately 45 to 59 square meters.

Oh Sehoon: "We Will Expand Supply of General Housing-Type Mirinae House"
On this day, Seoul Mayor Oh Sehoon visited Le Pied in Munjeong-dong, Songpa-gu, to inspect the site. Mayor Oh personally checked the quality, location, and community facilities of the actual supplied housing to ensure they meet the needs of newlywed couples.
The Mirinae House visited by Mayor Oh is a residential officetel, with 16 out of 262 total units being supplied in this round. It is a six-minute walk from Munjeong Station, with an underground passage connecting Exit 3 to the building. The first and second floors above ground are for neighborhood living facilities, while the third floor features community facilities (such as a fitness room and swimming pool) for residents. Each unit comes fully equipped with two bedrooms, air conditioning, and induction cooktops.
Mayor Oh stated, "Starting this August, we will begin supplying general housing-type units in earnest, and we plan to further expand this supply in the future. With built-in furniture and appliances in locations near subway stations, this will be the most affordable and efficient housing option for newlywed couples."
However, if the rental deposit exceeds 400 million won, tenants are not eligible for the Bogeumjari Jeonse Loan, a low-interest loan provided by the Housing and Urban Fund. In most cases, the jeonse deposit for apartment-type Mirinae House units exceeds 400 million won. Following the implementation of the June 27 loan regulations, the maximum limit for the Large Bogeumjari Jeonse Loan was reduced from 300 million won to 250 million won, increasing the burden on newlyweds and other non-homeowners.
Mayor Oh commented, "Due to the loan regulations, there are quite a few innocent victims and people experiencing inconvenience. We will continue to petition the government and work to quickly reach an agreement so that young people moving into these units can do so without inconvenience as soon as possible."

Mirinae House is a housing policy designed to address low birth rates and provide housing stability for newlyweds. If tenants have children, they can extend their stay for up to 20 years and are given the opportunity to purchase the unit at a price below market value. The non-apartment Mirinae House was introduced to offer more options for newlyweds who have difficulty raising the deposit for a new apartment. These units are linked to purchased rental housing, such as residential officetels and urban-style homes, and the rental deposit is about 50% of the surrounding apartment market price.
Mirinae House also offers post-childbirth incentives. If tenants have a child while living in a purchased rental unit, they can apply to move into a long-term jeonse apartment after 10 years. This ensures housing continuity for each stage, from marriage to childbirth and child-rearing. If a couple living in a villa or officetel-type Mirinae House has a child, they can move to an apartment-type Mirinae House, and if they have two or more children, they can purchase the apartment after 20 years of residence.
The city plans to continue developing Mirinae House-linked purchased rental housing in locations with good transportation access and high-end built-in appliances. The goal is to provide a residential environment distinct from existing public rental housing. The city has previously announced plans to supply about half of its purchased rental housing as Mirinae House units.
