In-Complex Retail Directly Connected to Jamsil Station Set to Reshape Jamsil Commercial District

The commercial complex within the 'Jamsil Le El' redevelopment project in Sincheon-dong, Songpa-gu, Seoul, is attracting significant attention in the real estate market ahead of its upcoming sale. This commercial space is being recognized as a game changer that could reshape the Jamsil commercial district, as it is the first in-complex retail facility to be directly connected to Jamsil Station, going beyond simply serving as a convenience facility for residents.


'Jamsil Le El' is a large-scale apartment complex rebuilt from the former Jamsil Miseong and Clover Apartments, consisting of a total of 1,865 units. The commercial complex within the development spans from the basement level 1 to the fifth floor above ground, comprising a total of 220 units.


The key feature is that this commercial complex will be directly connected underground to Seoul Subway Jamsil Station. On May 24, 2025, the Songpa District Office approved an amendment to the urban management plan to allow the construction of a passage connecting the Jamsil Le El commercial complex, via the Songpa District Office Intersection underground walkway, directly to Jamsil Station. As a result, it has been officially designated as the first in-complex commercial facility with a direct link to Jamsil Station, securing a symbolic location premium among commercial properties in the Songpa and Jamsil areas.


While a few in-complex commercial facilities are connected to subway stations across Seoul, none have ever been directly linked to Jamsil Station. Notably, Jamsil Station is a major transfer hub in southeastern Seoul, where Lines 2 and 8 intersect, and is adjacent to Lotte World Tower, Seokchon Lake, Olympic Park, and the Songpa District Office.


According to Seoul Metro, as of 2024, Jamsil Station recorded an average of 156,177 daily passengers boarding and alighting, ranking first in foot traffic among all Seoul subway stations.


Given this, a commercial complex directly connected to the Seoul subway station with the highest foot traffic is regarded as an investment opportunity that offers both rarity and stability, thanks to its guaranteed inflow of visitors and a vibrant business district active 365 days a year.


The Jamsil Le El commercial complex also benefits from a solid base of over 12,000 households, including the 1,865 units within the development itself, as well as nearby complexes such as 'Jamsil Raemian I-Park' with 2,678 units and 'Parkrio' with 6,864 units. Additionally, its central location in a mixed-use district-encompassing the Songpa District Office, National Federation of Fisheries Cooperatives, Bangi-dong Food Alley, and Lotte Tower tourism demand-further strengthens its appeal due to the constant flow of people.


Real estate experts commented, "The Jamsil Le El in-complex commercial facility offers a rare 'direct subway connection' structure in Seoul and is uniquely linked to Jamsil Station, a one-of-a-kind transfer hub, giving it exceptional locational value. As it may be the last newly built, ultra-prime commercial facility within a residential complex in the Jamsil area, its medium- and long-term asset value is also being highly regarded."


The promotional center is currently operating across from the Songpa District Office, where details regarding the layout, business type requirements, and sales schedule can be confirmed on-site.
