Demand Concentrates on Price-Capped Complexes Such as Gunsan Sinyeoksekwon Yedaeum

According to the apartment price trends for the fourth week of last month announced by the Korea Real Estate Board, the sales prices in the Jeonbuk region rose by 0.01%, shifting from a stable trend back to an upward trajectory. Jeonse prices also increased by 0.11%, continuing their upward momentum. With both sales and jeonse prices rising together, demand from end-users looking to purchase homes is gradually becoming more active.


However, despite this atmosphere, the number of apartment construction starts in the Jeonbuk region over the past year has remained at approximately 5,700 units, making concerns about supply shortages a reality. As a result, the scarcity value of new complexes subject to the price ceiling system is being highlighted, and interest from buyers is intensifying as these are seen as the 'last opportunity' for both residential use and investment value.


Major domestic construction companies such as POSCO E&C, DL E&C, and Youngmu Construction are preparing to supply new apartment complexes in key locations within Gunsan. These complexes are drawing attention in the market as practical alternatives that can fill the current supply gap.


Among them, Youngmu Construction's 'Gunsan Sinyeokse-gwon Yedaeum' is subject to the price ceiling system, ensuring price stability. It is being evaluated as a genuine 'opportunity complex' due to the stable brand trust and the possibility of quick occupancy.


A sales representative stated, "As both sales and jeonse prices are rising across Jeonbuk, expectations for the housing market are growing, and interest in rational new complexes focused on actual residence is spreading rapidly. Gunsan Sinyeokse-gwon Yedaeum, which offers both the price ceiling system and occupancy stability, is receiving a strong response from end-users."
