Dongmun Construction (contractor) and CNW (project management) are accepting special housing subscription applications today (Monday, August 4) for "Chuncheon Dongmun The East Urban Foret," which will be located at 811-21, Mancheolli, Dong-myeon, Chuncheon-si, Gangwon Special Self-Governing Province. This is the first new residential complex to be offered in Chuncheon this year and the region’s first "Dongmun The East" branded complex, which is expected to attract significant interest from potential buyers.
"Chuncheon Dongmun The East Urban Foret" will consist of six buildings with a total of 569 units, spanning from four basement floors to 29 stories above ground. The units are distributed as follows by exclusive area: 33 units of 59㎡, 419 units of 84㎡A, 67 units of 84㎡B, 25 units of 84㎡C, and 25 units of 84㎡D. The floor plans are centered on the highly preferred 84㎡ exclusive area, making them suitable for families.
For those aiming to secure their own home, it is advisable to take full advantage of this special housing supply. Especially for applicants with lower subscription scores, targeting the special supply options that include lottery-based allocations for newlyweds and first-time buyers is considered an effective strategy. Additionally, by participating in the first-priority subscription, applicants can increase their chances by having multiple opportunities. However, since special supply allows only one win per person, careful strategy selection is necessary.
Following the special supply, the schedule continues with first-priority applications on Tuesday, August 5, and second-priority applications on Wednesday, August 6. Winners will be announced on Tuesday, August 12, and the formal contract signing period will take place over three days starting Monday, August 25.
The city of Chuncheon, where "Chuncheon Dongmun The East Urban Foret" is being offered, is a non-regulated area and is not subject to the household debt management measures (the June 27 real estate policy).
Eligibility for first-priority application requires that, as of the date of the resident recruitment announcement, the applicant must be at least 19 years old (or a minor who is the head of household for reasons such as child-rearing or supporting siblings) and reside in Chuncheon or Gangwon Special Self-Governing Province. The applicant must also have been enrolled in one of the following for at least six months: subscription savings, subscription installment savings, or comprehensive housing subscription savings, and must meet the minimum deposit requirement for the unit size (at least 2 million KRW). Multiple homeowners and household members are also eligible for first-priority applications.
The payment terms for the units are 10% down payment, 60% intermediate payment, and 30% balance payment. The first installment of the down payment is a fixed amount of 10 million KRW, and free balcony extension is provided. Once the 10% down payment (10% of the total supply price) is paid, the pre-sale rights can also be transferred.
This is the first "Dongmun The East" branded apartment complex to be supplied in Chuncheon, featuring a south-facing, 4-bay flat layout that offers excellent lighting and ventilation. The 59㎡ units are designed with a living room and kitchen cross-ventilation structure and include a face-to-face island in the kitchen. The 84㎡ units feature optimized kitchen layouts for convenient storage of groceries and, depending on the type, include additional spaces such as an alpha room and pantry to maximize space utilization.
The complex is equipped with features to ensure a pleasant living environment, such as a clean air system for the underground parking lot and a fine dust alert system. "Chuncheon Dongmun The East Urban Foret" is designed as a 100% park-style apartment complex with no vehicle traffic on the ground level, blending relaxation and residential space. The area where ground parking would have been is instead landscaped with various plants and walking trails. The complex will also offer premium community spaces rarely found in the region, such as a 27th-floor sky cafe, indoor golf practice room, fitness center, GX room, study room, small library, kids cafe, and moms cafe. Parking is generous, with 1.5 spaces per household.
The location is also excellent. "Chuncheon Dongmun The East Urban Foret" is situated near the Hupyeong General Industrial Complex and the Naver Advanced Industrial Complex, and offers convenient access to the Seoul metropolitan area via Namchuncheon Station and Chuncheon Station on the Gyeongchun Line, as well as express and intercity bus terminals. Future transportation benefits are also anticipated, including the planned extension of the GTX-B line, the East-West High-Speed Railway, and the Second Gyeongchun Expressway.
