Gwangjin-gu Holds Resident Briefing on Moa Town Management Plan for 649 Jayang-dong

Plan to Build 2,448 Households on a 95,352-Square-Meter Site

Gwangjin-gu, Seoul (District Mayor Kim Kyungho) announced on July 31 that it held a resident briefing session on July 30 regarding the draft management plan for the Moa Town project in the area of 649 Jayang 2-dong, and pledged active support for the Moa Town initiative.

Moa Town is a small-scale redevelopment method that groups together old low-rise residential areas of less than 100,000 square meters, where large-scale redevelopment is difficult, and develops them as a single project. The process is simplified, allowing for quick progress, and new roads, parks, and other infrastructure can be created to provide a more pleasant and safer residential environment.


The target site is the area around 649 Jayang 2-dong, covering 95,352 square meters. The area contains a mix of 395 detached and multi-family houses. There are approximately 1,200 land and property owners in this Type 2 General Residential Zone. An application for the project was submitted in May 2024, and the site was selected as a project area in August 2024. In February this year, the district began work on establishing the management plan, formed an on-site support team, and carried out preliminary consultations with experts.


This is the first time that the district has prepared a draft management plan through a public contest and held a resident briefing session. The briefing was held at 2:00 p.m. with the attendance of about 250 residents.


According to the plan, 49 apartment buildings with a total of 2,448 units will be built, ranging from three basement floors to 15-40 above-ground floors. The area will be upgraded to a Type 3 General Residential Zone, road widths will be expanded up to 14 meters, and the area of Geummorae Park will be increased, enhancing the infrastructure for redevelopment. In addition to its prime location along the Han River, transportation infrastructure connecting to Ttukseom-ro will be improved, transforming the area into a more pleasant residential environment. Going forward, the district plans to announce the draft management plan for residents' review, consult with relevant departments, and then apply for approval of the management plan from the Seoul Metropolitan Government.


Kim Kyungho, Mayor of Gwangjin-gu, said, "This will be good news for the residents of Jayang 2-dong, who have endured the lack of daily convenience facilities such as parking lots and parks for so long," and added, "We will continue to provide active support to ensure the Moa Town project proceeds without any setbacks."


The district is currently supporting Moa Town projects at a total of eight locations: 799 Jayang-dong, 681 Jayang-dong, 772 Jayang-dong, 226-1 Jayang-dong, 599 Jayang-dong, 264-1 Gwangjang-dong, and 587-58 Guui-dong, among others.
