Announcement of Amendment to the Reconstruction Maintenance Plan Completed
Jungnang-gu, Seoul (District Mayor Ryu Kyunggi), announced on July 29 that it had decided and officially announced a minor amendment to the maintenance plan for the 'Junghwa Woosung Town Reconstruction Maintenance Project' in the area of 195-2 Junghwa 1-dong on July 24.
The key point of this announcement is that, reflecting Seoul's '2030 Urban and Residential Environment Maintenance Master Plan,' the floor area ratio (FAR) has been raised from the previous 225% to 236%, and the maximum allowable FAR has been increased from 225% to 246.94%. In particular, by applying the maximum project feasibility adjustment coefficient (2.0), concerns about reduced project feasibility due to the undervaluation of the officially assessed land price have been resolved.
As a result, the project is expected to move forward in earnest, breaking free from stagnation. In line with the amended maintenance plan, the number of units for sale has increased by 5, from 208 to 213, and the total floor area has expanded by 4,514.04 square meters to 45,434.73 square meters. The parking facility will also be expanded from the existing 2 underground floors to 3 floors, which is expected to improve parking convenience for residents. The district plans to accelerate the reconstruction process by actively pursuing integrated reviews, including architecture and landscape, in the second half of the year.
Ryu Kyunggi, Mayor of Jungnang-gu, stated, "This amendment to the maintenance plan will serve as an opportunity to inject new vitality into the previously stagnant reconstruction project," and added, "We will spare no administrative support to ensure the smooth progress of the project."
