4Bay Flats-Type 'Triven Samcheok' First-Round Subscription Opens on the 29th

Recently, as the real estate market has shifted to focus on actual demand due to loan regulations and other factors, the 4Bay flats-type apartment is once again drawing attention. With practical advantages such as a spacious and open feel and high space efficiency, these apartments are not only seeing price increases but are also enjoying high subscription competition rates, continuing their strong performance.


The 4Bay flats-type features a layout where the kitchen and living room face each other, providing excellent sunlight and ventilation. As a result, these apartments are warm in winter thanks to ample sunlight, and comfortable in summer due to good airflow. Additionally, the large balcony area at the front allows for increased usable space when expanded, enhancing the versatility of the space for uses such as an alpha room or pantry.


Because of this high practicality, there is steady residential demand, which is also impacting housing prices. According to actual transaction data from the Ministry of Land, Infrastructure and Transport, the 84A unit type with a 4Bay flats-type layout at 'Gangneung Xi Pine Venue' in Naegok-dong, Gangneung, Gangwon Province (which began occupancy in January 2024), was traded last month (June) for 480 million won. This is about 100 million won higher than the pre-sale price of 375 million won.


The popularity of 4Bay flats-type apartments is also evident in the pre-sale market. In March this year, the 84A unit type with a 4Bay flats-type layout at 'Wonju Station Jungheung S-Class' in Wonju, Gangwon Province, received 2,346 applications for 252 available units in the first-round subscription, recording a high competition rate of 9.31 to 1.


An industry expert stated, "The 4Bay flats-type apartment is a steady seller that captures both practicality and economic value. When the balcony is expanded, the usable area increases, making it very popular among actual homebuyers. Especially in small and medium-sized cities in the provinces, where many old apartments have poor floor plans, there is a strong demand for new apartments featuring the latest designs such as 4Bay, pantry, and LDK structures."


Given this situation, 'Triven Samcheok', which has officially started its subscription schedule, is attracting attention. 'Triven Samcheok', developed by Korea Land Trust and built by Doosan Enerbility, will begin special supply on the 28th (Monday) of this month, followed by the first-round subscription on the 29th (Tuesday), marking the start of the official subscription process.


'Triven Samcheok' is a complex located in Gyodong, Samcheok, Gangwon Province, consisting of four buildings with a total of 418 units, ranging from basement level 1 to ground level 29. The types available are 84 square meters (369 units) and 99 square meters (49 units) of exclusive area, making it a 100% mid-to-large-sized complex, which is highly preferred in the region.


For subscription, as of the announcement date, both heads of households and household members aged 19 or older residing in Samcheok or Gangwon Special Self-Governing Province are eligible. If the subscription savings account has been held for more than six months and the required deposit by region and area is met, even current homeowners can apply in the first round. There are no restrictions on winning again, mandatory residence period, or resale limitations.


The complex is designed with all units facing south and ample distance between buildings to ensure sunlight, views, and privacy. All units adopt the excellent cross-ventilation structure of the 4Bay layout, providing superior space efficiency, ventilation, and views. Some units offer views of Bonghwang Mountain, Gyodong Park, downtown Samcheok, and the sea. Inside, both 84 and 99 square meter types maximize storage with pantries, entrance storage, and dressing rooms, and feature the latest LDK design with the living room, dining area, and kitchen arranged in a row.


The community and specialized systems are also noteworthy. Various community facilities will be provided, including a children's water playground, kids' station, screen golf practice range, climbing zone, fitness center, and book cafe. Additionally, smart systems such as regenerative inverter elevators, HEPA filter heat exchange ventilation systems, underground parking guidance systems, and smartphone one-pass (automatic main entrance opening and elevator call) will be applied. A home IoT system will also be available, allowing control of wall pads, registration and control of various external devices, and visitor vehicle reservations via smartphone app.


The model house for 'Triven Samcheok' is located in Galcheon-dong, Samcheok, and move-in is scheduled for August 2028.
