Gangdong-gu District Office Requests Comprehensive Crack Investigation
from Four Construction Companies

After cracks were discovered inside the 'Olympic Park Foreon (Dunchon Jugong)' apartment complex in Dunchon-dong, Gangdong-gu, Seoul, the residents' representative council requested a structural safety inspection from the construction company, Hyundai Engineering & Construction.

According to the maintenance industry on the 28th, the residents' representative council sent an official document to Hyundai Engineering & Construction on this day, requesting a structural safety inspection.

A detailed safety inspection will determine whether repairs or reinforcement are necessary and assign a grade (A to E). If the structure is deemed at risk of collapse, an order to cease use may be issued. The residents' representative council also reportedly inquired with Hyundai Engineering & Construction about the exact location and cause of the cracks, the possibility of recurrence, and whether a comprehensive investigation of similar cases would be conducted.

The controversy began when a horizontal crack that appeared on the corridor wall of the 34th floor in Zone 3 of Olympic Park Foreon spread online the previous day. Zone 3 was constructed by Hyundai Engineering & Construction. Olympic Park Foreon, a reconstruction complex where residents began moving in November last year, consists of a total of 12,000 households. At the time of sale, the exclusive 84㎡ units were priced in the 1.2 billion won range, but recently the price has risen to 2.88 billion won.

The reconstruction project for this complex was also completely halted in April 2022 when the construction progress rate was at 52%. There was conflict between the association and the construction consortium over issues such as increased construction costs, and it took about six months before work resumed.

The Gangdong-gu District Office plans to request a comprehensive investigation of cracks from the four construction companies involved, including Hyundai Engineering & Construction. In addition, a meeting will be arranged with a specialized structural safety inspection agency, Hyundai Engineering & Construction, and the Gangdong-gu District Office to discuss repair and inspection measures.
