A Building Near Dosan-daero in Nonhyeon-dong
Transportation Benefits Expected, Including Wirye-Sinsa Line
Idaji (age 40), a star instructor popular in the social studies section of the College Scholastic Ability Test (CSAT), is estimated to own a building in Nonhyeon-dong, Gangnam-gu, Seoul, purchased in 2020, that is now valued at approximately 21.8 billion KRW.

According to the real estate industry and Building Road Real Estate Brokerage Corporation on July 26, Idaji purchased a building near Dosan-daero in Nonhyeon-dong, Gangnam-gu, Seoul, in July 2020 under her sole name. The building consists of one basement floor and seven above-ground floors, with a land area of 361.6 square meters (approximately 109.38 pyeong) and a total floor area of 1,132.62 square meters (approximately 342.63 pyeong). At the time of purchase, the transaction price was about 11.35 billion KRW, which equates to approximately 104.12 million KRW per 3.3 square meters (1 pyeong).
According to the real estate registry, Idaji established a maximum secured mortgage of 8.4 billion KRW when purchasing the building. Based on this, the actual loan amount is estimated to have been about 7 billion KRW. This mortgage was later cancelled, and last year, a new mortgage with a maximum amount of 6.24 billion KRW was registered.
The Dosan-daero area in Gangnam-gu, where the building is located, is considered a highly desirable area in Gangnam due to its excellent transportation access and strong demand for business use. In particular, if the Wirye-Sinsa Line's Eulji Hospital Sageori Station opens in the future, the transportation environment is expected to improve significantly, which could further increase the asset value.
In fact, building prices in this area have been steadily rising. In the vicinity, the current average price per 3.3 square meters exceeds 200 million KRW, and in July last year, a building owned by actress Jeon Hyejin, located across from Dosan-daero, was sold at 203.75 million KRW per 3.3 square meters.
Based on these figures, the current value of Idaji's building is estimated to be about 21.8 billion KRW. Compared to the purchase price about three years ago, this represents a capital gain of nearly 10 billion KRW.
The area near Dosan-daero in Nonhyeon-dong is a key commercial district with high office demand and development potential. Industry experts analyze that if transportation benefits such as the opening of the Wirye-Sinsa Line are realized, demand for property purchases among wealthy individuals is likely to continue.
Idaji is currently working as a social studies (history) instructor at Megastudy. During her appearances on EBS, she was referred to as one of the "three most beautiful instructors."
