"Live for 410,000 Won a Month in My Neighborhood"... The Cheapest Rent in Seoul Is in Gangbuk-gu

June Average Monthly Rent for Seoul Studio Apartments: 670,000 Won
Gangbuk-gu at 410,000 Won, Cheaper Than Nowon and Dobong
Jeonse Deposits Down 1.4% to 215.28 Million Won

Among studio apartments (with an exclusive area of 33 square meters or less) in Seoul's multiplex and multi-unit housing, Gangbuk-gu was found to have the lowest monthly rent per 10 million won deposit.


According to "Dabangyeojido," released by the real estate information platform Dabang on July 24, as of last month, the monthly rent for a studio apartment in Gangbuk-gu, based on a 10 million won deposit, was 410,000 won, the lowest among Seoul's 25 districts. This amount decreased by 160,000 won (27.48%) compared to the previous month (570,000 won).

As of last month, the average monthly rent per 10 million won deposit for a studio apartment in Seoul was 670,000 won. Gangbuk-gu was 260,000 won (about 39%) cheaper than the average. Nowon-gu followed Gangbuk-gu, recording a monthly rent of 420,000 won per 10 million won deposit, while Dobong-gu also had a relatively low monthly rent at 500,000 won.


In contrast, Gangnam-gu had the highest monthly rent. The average monthly rent in Gangnam-gu in June was 920,000 won, which is 250,000 won (about 37%) higher than the Seoul average. This was followed by Seongdong-gu (900,000 won), Gangseo-gu (790,000 won), and Seocho-gu and Yongsan-gu (760,000 won each), all significantly above the average. All of these eight districts recorded monthly rents higher than the Seoul average.


The average jeonse deposit in Seoul was 215.28 million won, down 3.12 million won (1.4%) from the previous month. For average jeonse deposits, Seocho-gu ranked first for six consecutive months with 272.55 million won, which is 57.27 million won (127%) higher than the Seoul average. This was followed by Gangnam-gu (259.64 million won), Yongsan-gu (242.64 million won), Seongdong-gu (232.85 million won), and Gwangjin-gu (228.36 million won).


Dabangyeojido is a map that allows users to easily compare the average monthly rent and average jeonse deposit by district, extracted based on actual transaction prices from the Ministry of Land, Infrastructure and Transport, with the Seoul regional average. When using the Seoul average price as the standard (100%), a value above 100% means that the studio apartment prices in that district are higher than the average.
