Gyeonggi Province Conducts Joint Public-Private Inspections to Prevent Rental Fraud, Detects 84 Cases of Illegal Brokerage

The Gyeonggi Provincial Government has detected 84 cases of illegal brokerage activities through a joint inspection involving both public and private sectors.


On July 23, the Gyeonggi Provincial Government announced that, as a result of the "Certified Real Estate Agent Public-Private Joint Inspection" conducted from April 14 to June 25 to prevent rental fraud, 84 cases of illegal brokerage activities had been identified.


This inspection targeted a total of 2,517 real estate offices. It involved verifying whether 1,919 offices that voluntarily participated in the "Gyeonggi Safe Jeonse Project" (a campaign to prevent rental fraud in collaboration with certified real estate agents) were fulfilling their implementation tasks, as well as checking for illegal brokerage activities at 498 locations identified through reports to the Jeonse Damage Support Center and private monitoring.


As a result of verifying the implementation of the tasks, 1,497 offices (74%) were found to have performed excellently, 474 offices (23%) were found to be insufficient (with some tasks unfulfilled), 15 offices (1%) did not participate, and 33 offices (2%) had either closed or temporarily suspended operations.

Regarding illegal brokerage activities reported to the Jeonse Damage Support Center, 84 violations were uncovered, including lending of certified real estate agent registration certificates, collecting brokerage fees in excess of legal limits, failing to retain contracts, and not reporting brokerage assistants. In response, administrative actions were taken: 6 cases were referred for investigation, 22 offices were suspended from business, 42 fines were imposed, and 14 offices received warnings or corrective orders.


In particular, by conducting joint inspections with the Safe Jeonse Management Teams in each city, county, and district, the Gyeonggi Provincial Government significantly increased the effectiveness of its efforts, inspecting 2,517 locations?approximately five times more than last year.


For the second half of this year, the Gyeonggi Provincial Government plans to conduct additional joint inspections between the public and private sectors, strengthen the tracking and inspection of illegal activities based on reports and data received by the Jeonse Damage Support Center, expand participation in the "Gyeonggi Safe Jeonse Project," and enhance educational content for certified real estate agents. Through these measures, the government aims to create a safe environment for residents to enter into rental and lease contracts with confidence.


Son Imseong, Director of Urban Housing for the Gyeonggi Provincial Government, stated, "Upholding the professionalism and ethics of certified real estate agents is the most reliable way to prevent rental fraud," and added, "We will continue to conduct effective inspections in the second half of the year and take the lead in preventing damage."
