Aging Residential Area with Steep Slopes Causes Pedestrian Inconvenience
Business Feasibility Enhanced by Adjustment Coefficient
A residential complex with 854 units will be built in the Jongam-dong area of Seongbuk-gu, Seoul, which features steep terrain near Gaewoon Mountain.
On July 20, Seoul City announced that it had convened the 7th Urban Planning Committee’s Subcommittee on Delegated Authority, including the Rapid Integrated Planning Redevelopment Project, and approved with modifications the maintenance plan decision and designation of the maintenance area for the 'Jongam-dong 125-35 Area Housing Maintenance-type Redevelopment Project.'
The target site is located on the slopes of Gaewoon Mountain and is an aging residential area where narrow and steep roads cause inconvenience for pedestrians. After being selected as a candidate site for the rapid integrated planning project in August 2023, a maintenance plan reflecting the rapid integrated planning guidelines was established.
Taking into account the surrounding Gaewoon Mountain landscape and nearby housing complexes, the third-class general residential area will be maintained, while the first-class and second-class (up to 7 stories) general residential areas will be upgraded to second-class general residential areas. The plan calls for a maximum of 22 stories across 14 buildings, totaling 854 units, including 133 rental units. Notably, by applying the business feasibility adjustment coefficient from the 'Seoul 2030 Urban and Residential Environment Maintenance Master Plan,' the number of units for sale increased from the original 684 to 721.
Considering the location, which is surrounded on three sides by Gaewoon Mountain, the plan is to create an eco-friendly residential complex that blends with the forest. The skyline will harmonize with the ridgeline, and a cross-shaped open corridor will be placed at the center of the complex so that the Gaewoon Mountain landscape is visible from anywhere. In addition, inclined and vertical elevators will be installed to provide a safe and convenient pedestrian environment.
Choi Jinseok, Director of Housing at Seoul City, stated, "With the designation of this maintenance area, we expect significant improvements to the residential environment through high-quality housing supply and the creation of a harmonious complex that takes the surrounding area into consideration in this deteriorated residential neighborhood."
