Hwaseong City Renews Effort to Attract General Hospital to Dongtan2 New Town

Project Briefing Held on the 18th... Preferred Bidder to Be Selected Within the Year
Four Plots, Including Medical, Urban Support, and Mixed-Use Sites, to Be Developed as a 190,000m² Package

Hwaseong City in Gyeonggi Province is making another attempt to attract a general hospital to Dongtan2 New Town, after a previous effort failed last year.


According to Hwaseong City on the 18th, Korea Land and Housing Corporation (LH), the project operator for Dongtan2 New Town, held a project briefing session for the 'Dongtan2 Medical Complex Development Re-Bid' at SETEC in Seoul.

This re-bid is taking place eight months after the first bid held in November last year failed to attract a successful bidder. As with the first round, the project will proceed as a package-type development. A total of four blocks?medical facility land (Medical 1), urban support facility land (Support 77), and mixed-use residential-commercial land (C32, C33)?covering 190,000 square meters within the Dongtan2 district will be offered as a single bidding unit. The land alone is valued at 888.4 billion won.


Hwaseong City and LH analyzed the reasons for the first bid's failure and have improved some of the bidding conditions for this re-bid. The main improvements include an extended grace period for land payment, reduced penalties, more specific language regarding joint guarantees, and relaxed requirements for contractor participation. These adjustments will be finalized following a review by LH.


The city has requested LH to ensure that the preferred bidder can be selected within this year, following the announcement of the call for participants at the end of this month. Detailed information, including specific bidding guidelines, will be provided in a future announcement on the LH website.


It was reported that about 50 corporate representatives attended the briefing session, including three medical institutions?Korea University Medical Center, Chung-Ang University Medical Center, and Soonchunhyang University Hospital?that participated in the first round of bidding.


Jung Myung-geun, Mayor of Hwaseong, stated, "Attracting a general hospital is a key project for establishing a comprehensive local medical system in Hwaseong City," adding, "We will provide full administrative support not only for the smooth selection of a project operator, but also throughout the construction and completion phases."
