The Parkside Seoul on the Former United Nations Command Site in Yongsan
775 Units Open for Subscription, 1,296 Applications Received
The first residential product of the ultra-luxury mixed-use development project "The Parkside Seoul," which is being built on the site of the United Nations Command (UNC) in Yongsan, one of Seoul’s most sought-after locations, has recorded an average competition rate of 1.7 to 1.
According to Korea Real Estate Board’s subscription platform on July 16, The Parkside Suite accepted applications for 775 officetel units on July 15, receiving a total of 1,296 applications, resulting in an average competition rate of 1.7 to 1.
The Parkside Suite consists of 775 units with exclusive areas ranging from 53 to 185 square meters. Every unit features a private balcony and customizable room layouts. The interiors are finished with top-tier global materials. In addition, privacy and convenience have been maximized through the use of artificial intelligence (AI) robot services, including security, cleaning, and delivery robots.
This subscription process was divided according to exclusive area: Group 1 (53?56㎡), Group 2 (61?69㎡), Group 3 (70?84㎡), Group 4 (94?105㎡), and Group 5 (183?185㎡ penthouses).
In particular, Group 5, which consists of penthouses, attracted concentrated demand from high-net-worth individuals due to its permanent views of Yongsan Park and its rarity, resulting in the highest competition rate of 21 to 1. Group 4, which includes medium-to-large units with views of Yongsan Park, was favored by end-users, closing with a high competition rate of 3.46 to 1.
Eleven Construction, which is leading the project, explained, "There has been strong interest from high-income groups because this is the last prime site in central Seoul, directly adjacent to Yongsan Park, and it will become a mixed-use city that brings together global brands."
The Parkside Seoul will feature a commercial facility with an exclusive area of approximately 16,470 square meters, which will be planned and developed entirely by Shinsegae Department Store, establishing it as a premium mixed-use retail hub. The complex will be created as a mixed residential space, incorporating officetels, apartments, hotels, and commercial facilities.
The new retail space, branded by Shinsegae, will be directly connected to the residents-only community "The Parkside Club by Rosewood Seoul," creating Korea’s first integrated mixed-use development model where residential, retail, and cultural elements are organically combined. Residents of The Parkside Suite will have access to community facilities operated directly by the luxury hotel brand Rosewood Hotels & Resorts.
