Seoul to Supply 180 Moa Housing Units in Banghwa-dong, Gangseo-gu

A total of 180 units of Moa Housing will be supplied in the Banghwa-dong area of Gangseo-gu, Seoul.


On July 10, the Seoul Metropolitan Government announced that the 'Moa Housing Project at 598-146 Banghwa-dong' passed the integrated review at the 10th Small-Scale Housing Maintenance Integrated Review Subcommittee held the previous day.


The project will provide a total of 180 units?including 26 rental units?across four buildings, each with four basement floors and 14 above-ground floors. The floor area ratio has been eased from 200% to 235.5%, resulting in an increase of 81 units from the previous 99, thereby improving the project's profitability. The site offers high transportation accessibility due to its proximity to Sinbanghwa Station on Subway Line 9, and is also close to the Magok District and Gimpo Airport.


Although 85% of the buildings in the area are outdated or substandard and urgent improvement of the residential environment was needed, development had long been stagnant due to height restrictions under the Airport Facilities Act. However, with this new plan, the project will move forward in earnest. In addition, by designating building setback lines, a 3-meter-wide sidewalk will be secured, improving pedestrian safety and convenience for local residents.


Choi Jinseok, Director of Housing for the Seoul Metropolitan Government, stated, "With the expanded supply of 180 Moa Housing units, the Banghwa-dong area will be transformed into a pleasant residential complex. We expect this will create synergy with nearby development projects and inject new vitality into the region."
