This year, the supply of new apartments in the Incheon area has plummeted, deepening concerns among prospective homebuyers hoping to secure their own homes.
According to data from Korea Real Estate Board's Cheongyak Home, the number of units supplied in Incheon's subscription market during the first half of this year totaled 1,889. This represents a decrease of approximately 68% compared to the first half of last year, when 5,945 units were supplied. Furthermore, due to market instability, even complexes that were scheduled to be released this year have postponed their sales schedules, exacerbating the shortage of new supply.
As the supply drought continues, newly launched apartment complexes are selling out more quickly. "Raemian Songdo Station Centripole," which was released in October and December last year, sold out in a short period after its subscription opened. "Songdo Xi Punggyeongchae Granoble," which was released in March last year, also announced a complete sell-out in September, successfully clearing unsold inventory.
In particular, most of the sharply reduced supply consists of small and medium-sized units, making large-sized apartments truly rare and highly sought after.
In fact, out of the 13,405 units supplied in Incheon last year, only 3,612 units (27%) were medium to large-sized. In the first half of this year, only 210 out of 1,889 units supplied (11%) were medium to large-sized, making such units even more scarce.
As a result, homebuyers are naturally turning their attention to new complexes offering large-sized units, with City Ociel 7th Complex emerging as a prime example.
