Public Housing Draws Attention as Presale Prices Soar... Rising Interest in 'Godeok Jayeon& HouseD'

Interest from genuine homebuyers is rising for Godeok Jayeon& HouseD (Jayeon&hausD) in Godeok New Town, Pyeongtaek, Gyeonggi Province, where the presale price ceiling system is applied.


Daebo Construction announced on the 7th that approximately 5,000 people visited the 'Godeok Jayeon& HouseD' model house, which opened on June 27, over the past weekend (July 5-6).

Godeok Jayeon& HouseD is a public housing project with private sector participation, jointly developed by Daebo Construction and Gyeonggi Housing & Urban Development Corporation (GH). Due to the application of the presale price ceiling system, it is evaluated as having price competitiveness, being about 300 million won cheaper than nearby market prices. While the price for an 84㎡ unit in the nearby private apartment complex Godeok Jayeon& Xi (Jayeon& Xi) reaches up to 750 million won, Godeok Jayeon& HouseD is priced between 470 million and 530 million won for the same size unit.


The complex consists of a total of 517 units, comprised of mid- to large-sized units of 84㎡ and 98㎡. Of the total, 90% are designed with a 4-bay flat layout. The design also includes storage-specialized spaces such as an alpha room, pantry, and dressing room, focusing on practical use for residents and maximizing space efficiency.


The location and living infrastructure also provide residential convenience. An elementary school site is planned nearby, and a BRT station (planned) will be established. Pyeongtaek Jije Station and Seojeong-ri Station, which connect KTX, SRT, GTX-A, and the planned GTX-C, are close by, offering a wide-area transportation network that allows for quick access to the Gangnam area of Seoul. In addition, central commercial districts and large supermarkets are also nearby.


An industry official explained, "In a market where demand is centered on actual residence rather than investment, products with price controls such as the presale price ceiling system or public housing with private sector participation are inevitably more likely to be chosen."


The subscription process will begin with special supply on the 7th, followed by first priority on the 8th and second priority on the 9th.
