The "Asan Tangjeong Xi Central City" apartment complex, introduced by GS E&C in Asan, Chungnam, recorded a highest first-priority subscription competition rate of 107 to 1. The project is located at the central axis connecting the Buldang District and the planned Asan Tangjeong 2 District, a large-scale urban development in the central region. With a total of 3,673 units across three blocks, residents can enjoy the premium of a large-scale Xi brand town, which continues to attract strong interest from buyers. In particular, as the real estate market has shifted to focus on "genuine demand" following the June 27 lending regulations, the company expects the contract process to proceed smoothly.
According to Korea Real Estate Board's Cheongyak Home, "Asan Tangjeong Xi Central City" received 4,976 applications for 846 units (excluding special supply) in the first-priority subscription held on Thursday, July 3, resulting in an average competition rate of 5.9 to 1.
The highest competition rate was recorded for the 125㎡PA penthouse type, reaching 107 to 1. The 125㎡PB type also saw fierce competition at 52 to 1. Other notable rates included 7.4 to 1 for the 59㎡A type and 7.2 to 1 for the 84㎡A type.
Meanwhile, Asan Tangjeong Xi Central City is being built on the A2 block, the second of the A1, A2, and A3 blocks, and will consist of 1,238 units (two basement levels to 35 above-ground floors, nine buildings in total, with exclusive areas of 59, 84, and 125 square meters).
Asan Tangjeong Xi Central City stands out for its excellent location at the center connecting Buldang District, the most preferred residential area in Cheonan, and the planned large-scale residential development of Asan Tangjeong 2 District. In particular, Asan Tangjeong 2 District is being developed as a large-scale urban project to accommodate approximately 46,000 people, and the area is expected to become the core residential zone for both Asan and Cheonan in the future. In addition, a new connecting road to Buldang District is planned, which will further improve accessibility to Buldang District.
The community center, "Club Xi-an," will feature amenities such as a fitness club, golf practice range, GX room, sauna, and study room. On the top floor of the main building (Building 201), the "Club Cloud" will offer a small library with curated book services by Kyobo Bookstore, as well as a lounge with views and relaxation spaces, further enhancing the appeal of the property. A guesthouse will also be provided within the complex for the convenience of residents' family and friends.
A sales representative stated, "Despite the withdrawal of investment demand following lending regulations, customer interest continues due to the location, future value, and product features. With a large proportion of buyers intending to live in the property, we expect the contract process for successful applicants to proceed smoothly." The representative added, "We will do our best to make this apartment a place where residents can take pride in living, in line with the scale and brand of the Xi Town, which will consist of a total of 3,673 units and has been eagerly awaited by buyers."
The model home is located in Buldang-dong, Seobuk-gu, Cheonan. Units can be resold immediately after paying the full deposit (10%). Move-in is scheduled for the first half of 2028.
