Deck Park Creation, Accessible from Apgujeong-ro to the Park
Apgujeong District 4 has become the second of the six Apgujeong redevelopment districts to finalize its maintenance plan. The area will be reborn as a complex with approximately 1,664 units in buildings up to around 70 stories high.
On July 4, the Seoul Metropolitan Government announced that the 6th Urban Planning Committee and the Rapid Integrated Planning Maintenance Project Subcommittee had approved, with modifications, the designation (and amendment) of the Apgujeong District 4 maintenance area and maintenance plan, the basic development plan and urban management plan (and amendments) for the Apgujeong Apartment District, as well as the landscape review proposal.
Apgujeong District 4 currently consists of Apgujeong Hyundai 8th Complex and Hanyang 3rd, 4th, and 6th Complexes, totaling 1,341 units. After redevelopment, it will be transformed into a complex with nine buildings, up to 250 meters high, and 1,664 units, including 193 rental units. The association has proposed a landmark building (one building) with a maximum height of 69 stories, and the final number of stories is expected to be determined at around 70. The maximum number of stories will be finalized at the time of project implementation approval.
The Apgujeong area covers 1.15 million square meters and consists of 24 complexes, including Miseong, Hyundai, and Hanyang, with over 10,000 units. The redevelopment area is divided into six districts, and in November last year, District 2 passed the Seoul city review. Although the Apgujeong-dong area is located in the central part of the Han River, it currently features a uniform landscape with plate-type apartments. The Seoul Metropolitan Government plans to sequentially approve maintenance plans to create a diverse skyline and a landscape harmonizing with the Han River, including flexible building heights and specialized design buildings.
A deck park will be created along the Han River in Apgujeong District 4. Due to the narrow width of the Han River embankment, a three-dimensional pedestrian bridge connecting to the Han River will not be installed. Instead, a three-dimensional viewing deck park with Han River views will be connected from District 4 to District 5 on the north side of the district, allowing anyone to easily access and enjoy views of the Han River.
A pedestrian circulation route will be established along the outer perimeter of the complex by utilizing green spaces and parks connected to Olympic-daero. A cultural park will be created at the intersection on the southern end of Eonju-ro, ensuring the safety and comfort of the school route connected to District 5. This space will also serve as a rest area for local residents.
The main buildings located between Districts 4 and 5, visible from Seongsu Bridge, are planned as mid- to low-rise structures. A symbolic tower-type main building will be introduced as a landmark at the urban gateway near Seongsu Bridge.
Apgujeong District 4 will be developed as an "open complex." No fences will be installed around the three-dimensional viewing deck park and the cultural park, making them accessible to everyone. The green space along the west side of Eonju-ro will be formed as a gentle walking trail leading up to the viewing deck. On the north side of the Han River Path between Districts 4 and 5, pedestrian stairs and elevators will be installed to improve access to the deck park.
Some sections of the Han River Path road will be developed in a three-dimensional manner to improve the project's profitability. The street frontage will be designated as a specialized activation zone, with a variety of neighborhood facilities, kids' cafes, libraries, and book cafes, all arranged as open communities. These facilities will be open to the public and accessible to everyone.
The city will officially announce the maintenance plan reflecting these results. The plan is to finalize the architectural plan and proceed with the project after integrated reviews (covering architecture, transportation, education, environment, etc.). After the maintenance plan is announced, the selection of a construction company is expected to take place around next year.
Choi Jinseok, Director of Housing at the Seoul Metropolitan Government, stated, "Following Apgujeong District 2 in November last year, District 4 has now also passed the Urban Planning Committee review. We will continue to expand housing supply through the redevelopment of Apgujeong apartments, including the large-scale 1,664-unit District 4, and do our best to make it a model that leads riverside residential culture."
