On June 30, GS Construction announced that it will accelerate the implementation of eco-friendly construction for auxiliary facilities such as tea houses within Xi apartment complexes through modular construction, in collaboration with its modular construction subsidiary, XiGEIST.


The hybrid structural technology developed by GS Construction and XiGEIST combines lightweight wood framing, heavy timber framing, and steel frames. Unlike typical wood modular systems, this technology enables the design of wide and open spaces without the need for columns.


Additionally, it maintains the natural texture and aesthetics of wood, while ensuring durability and flexibility in building structures. With improved design and quality compared to standard wood modular systems, it offers a differentiated architectural experience from conventional reinforced concrete buildings.


Auxiliary facilities utilizing the prefabricated wood modular system will be introduced for the first time at "Yangsan Xi Park Felice," which is currently being sold in Yangsan, Gyeongnam Province. The company plans to gradually expand the application of these facilities to include tea houses, school bus zones, and other auxiliary spaces in future apartment complexes.


The modular-based auxiliary facilities being introduced will utilize the Off-site Construction (OSC) method, with panels and modules precisely manufactured at the XiGEIST factory and assembled on-site. This approach is expected to simultaneously improve construction efficiency and eco-friendliness by reducing construction time, enhancing construction safety, and minimizing on-site noise and waste.


GS Construction is accelerating its "off-site construction (OSC)" strategy. Earlier this year, the company showcased a modular apartment made of steel frames in Ganghwa Island, Incheon, and built a two-story sample house using precast concrete (PC) methods at the GPC factory in Asan, Chungnam Province, completing a demonstration of a "Lego-style apartment." The construction of auxiliary facilities within apartment complexes using wood modular systems is also part of this off-site construction strategy. GS Construction aims to lead a paradigm shift in the domestic construction industry through the advancement of modular technology.


A GS Construction representative stated, "Prefabricated wood modular technology is an alternative that encompasses design, quality, and construction efficiency," adding, "Based on our ongoing efforts and considerations to provide better products to customers, we plan to review the expanded application of this technology in various forms across all residential spaces."


Meanwhile, XiGEIST is a modular construction specialist based on prefabrication methods, established by GS Construction in 2020. The company was the first in Korea to obtain certification for industrialized wood-structure single-family homes, and it has completed patent applications for a customized architectural design system and an upper-lifting hoisting method. XiGEIST currently manufactures high-precision modules at its Dangjin, Chungnam Province factory, which is capable of producing more than 300 wood modular houses annually, and is actively expanding into complex-type projects such as golf hotels and public rental housing.
