Samsung C&T Wins Ulsan Nam-gu B-04 Redevelopment Project, First-Half Orders Reach 5.7 Trillion Won

Sky Community Planned in Two Landmark Buildings

On June 29, Samsung C&T Corporation's Engineering & Construction Group announced that it has won the redevelopment project for the B-04 district in Nam-gu, Ulsan.

The Ulsan B-04 District Redevelopment and Maintenance Association approved the selection of Samsung C&T as the final contractor at its general meeting held the previous day.


This project will create a total of 1,441 residential units and ancillary welfare facilities across 11 buildings, ranging from six floors underground to 28 floors above ground, at 1586 Sinjeong-dong, Nam-gu, Ulsan Metropolitan City. The construction cost is approximately 698.2 billion won.


Samsung C&T has proposed the name 'Raemian Elimium Ulsan' for the complex. The name combines 'Elite,' emphasizing the area's excellent school district, and 'Premium,' reflecting the value of Raemian, with the intention of creating a landmark that represents the era.

The Ulsan Nam-gu B-04 district redevelopment is located within about a 10-minute walk of top-rated schools in Ulsan, including Sinjeong Elementary School, Okdong Middle School, and Hakseong High School. The area is also surrounded by eco-friendly infrastructure, such as the Taehwagang River, Namsan Neighborhood Park, and Ulsan Grand Park. When the Ulsan Urban Railway Tram Line 1 is completed in 2029, the transportation environment is expected to improve as well.


The exterior of the complex will feature a curtain wall look (full glass panel) specialized finish, designed to harmonize with the surrounding natural landscapes such as Namsan and Eunwolbong. An art wall design will be applied along the side walls. A street-type main gate stretching 320 meters will be installed, adding grandeur to the complex.


Two landmark buildings will house a sky community with a 360-degree panoramic view. Spaces such as a sky lounge, guest house, and sky yoga area will offer views of downtown Ulsan and the surrounding natural scenery. On the ground level, community facilities will include 56 programs such as a swimming pool, golf lounge, and private study rooms.

Samsung C&T reduced the number of buildings from 17 in the original plan to 11, securing wider spacing between buildings and maximizing comfort in the complex with four open corridors connecting Namsan and the Nam-gu city center. All units will face south, and for 1,271 units of 59 square meters or larger, a specialized four-bay design will be applied, providing all 637 association members with comfortable and spacious interiors.


Two large plazas, 'Double Central Park,' totaling about 13,000 square meters (approximately 4,000 pyeong), a 3.1-kilometer circular walking trail called 'Daily Walk,' and nine themed gardens will be created.


Kim Dohyeong, Head of Housing Sales Team 2 (Executive Director) at Samsung C&T, stated, "We have incorporated a variety of specialized proposals to create a landmark that represents Ulsan," and added, "We will do our utmost to deliver value and pride that exceed the expectations of the association."


With this contract, Samsung C&T's urban redevelopment project orders in the first half of this year have reached 5.7195 trillion won. The company plans to accelerate additional orders in the second half of the year, focusing on key sites such as Gaepo and Yeouido.
