KCC Construction announced on June 27 that it has opened the model home for the "Opus Hangang Swechen" apartment complex, which is being built in the Hangang Cinepolis Industrial Complex in Hyangsan-ri, Gochon-eup, Gimpo-si, Gyeonggi-do.
The complex will consist of nine buildings, ranging from two basement levels to a maximum of 25 stories above ground, and will include a total of 1,029 units. All units are medium-to-large sized, with exclusive areas of either 84 or 99 square meters. The Hangang Cinepolis Industrial Complex covers an area of 1.11 million square meters and is envisioned as a self-sustaining city specializing in media, based on video, broadcasting, communications, and information technology.
The complex is close to Hangang Cinepolis IC, Gimpo Hangang-ro, Jayu-ro, Olympic-daero, and the Seoul Metropolitan Area First Ring Expressway. The extension of Seoul Subway Line 5 to Gimpo is currently undergoing a preliminary feasibility study, while extensions of Incheon Subway Line 2 and the Metropolitan Express Railway are also being pursued. Within the complex, a public daycare center will be established, and elementary and middle schools are planned nearby. Gochon is recognized as a region close to Seoul that is eligible for the special rural college admissions program.
Commercial, office, and mixed-use sites are planned near the complex. Large supermarkets and outlets are within a 10-minute drive. Some units along the Hangang riverside offer river views. Various parks, including a sports park, will be created near the complex.
The buildings are primarily oriented to the south, and the spacing between buildings has been maximized. Most units are designed in a flat-plate structure, while tower-type units feature a dual-aspect open layout. All unit types include an alpha room, and some offer specialized designs such as face-to-face kitchens and view-oriented dining areas. Resident amenities will include a fitness club, golf practice range, reading and study spaces, and resident and kids’ cafes.
The complex is subject to the price ceiling system. The first contract deposit is set at a flat rate of 10 million won. Special supply applications will begin on July 7, followed by first and second priority subscriptions on July 8 and 9. Successful applicants will be announced on July 18, and contracts will be signed over a three-day period starting July 29. Any household member aged 19 or older may apply, and homeowners nationwide are also eligible. Units may be resold before move-in. Move-in is targeted for August 2028.
