Designation of District Unit Planning Zone for Regional Housing Association Project
Located North of Sangdo-ro, Development Includes Senior Care Facility
An apartment complex with a maximum of 29 floors and 551 units will be developed between Sindaebang Samgeori Station and Jangseungbaegi Station on Seoul Subway Line 7.
On June 26, the Seoul Metropolitan Government announced that it had convened the 11th Seoul City Urban and Architecture Joint Committee and approved, with modifications, the proposal to designate and plan the district unit planning zone for the area around 356-159 Sangdo-dong, Dongjak-gu.
The project site is located north of Sangdo-ro, and approximately 86% of all buildings in the area are old or substandard structures, making residential environment improvement an urgent issue. While the southern area adjacent to the project site along Sangdo-ro is actively undergoing large-scale development projects, the project area itself has seen relatively slow development, accelerating the aging of residential buildings.
Through this district unit plan decision, the city will improve infrastructure such as roads and parks and pursue development that includes a residential complex with four basement levels and up to 29 above-ground floors, totaling 551 units, as well as a public senior care facility. The project is being promoted by a regional housing association, and the maximum floor area ratio will be capped at 250%.
The city plans to prevent the excessive installation of retaining walls on the hilly project site, aiming to create a residential environment that harmonizes with the natural terrain. Stairs and elevators will be installed at elevation changes to enhance pedestrian accessibility, ensuring that residents can move safely and conveniently.
The Seoul Metropolitan Government stated, "We expect this plan to significantly improve the residential environment for local residents by renovating aging housing, expanding much-needed public senior care facilities, and upgrading infrastructure."
