In 2027, a dome baseball stadium will be constructed in Cheongna International City, Incheon, to serve as the home stadium for Shinsegae Group's baseball team, SSG Landers. Last year, the Incheon Free Economic Zone Authority approved a change in the building permit for Starfield Cheongna, a mixed-use shopping mall proposed by Starfield Cheongna Co., Ltd. As a result, a dome baseball stadium with a capacity of 21,000 seats will be built in connection with Starfield Cheongna. SSG Landers is scheduled to use this stadium as their home ground starting in 2028.


News of the dome baseball stadium's construction has energized the local commercial real estate market. The area surrounding the stadium is considered a prime commercial district that enjoys steady, special demand every baseball season. Even with high key money and rent, vacancies are rare and the commercial area remains robust, as demand is strong not only after games but also during the daytime before games begin.


Meanwhile, there is a commercial facility located directly in front of Starfield Cheongna, which will house the dome stadium. This is the commercial facility within the Cheongna International City I-Park complex, which recently began sales.


The commercial facility in Cheongna International City I-Park will comprise 67 units, with exclusive areas ranging from 26 to 76 square meters. When Cheongna International City I-Park officetel units were offered for sale in 2021, 15,104 applicants competed for 1,020 units, resulting in an average competition rate of 14.8 to 1 and a peak of 658.5 to 1.


This commercial facility benefits from a stable demand base, with 1,020 officetel residents as primary customers and approximately 4,000 nearby households as a secondary source of demand. In addition, with the dome baseball stadium set to be fully operational from 2028, the facility can expect steady special demand during the baseball season. Furthermore, it is expected to attract external foot traffic from visitors to Cheongna 35th Neighborhood Park and Gongchon Retention Basin Sports Facilities, further boosting the local commercial area in the future.


The transportation network is also well established. Cheongna International City Station on the Airport Railroad is located directly in front of the complex. Moreover, the extension of Subway Line 7, scheduled for completion in 2027, and the planned direct connection to Line 9 are expected to increase foot traffic and further vitalize the commercial district.


Major commercial facilities such as Starfield Cheongna, Costco, Seoul Asan Cheongna Hospital, and Hana Financial Town are also located nearby, creating potential for synergy with these establishments.


It is also noteworthy that this is the first I-Park branded commercial facility to be supplied in Cheongna International City. The facility features exterior design, finishing materials, and specialized layouts that reflect the I-Park brand, resulting in strong marketability. The second floor incorporates a terrace design to maximize visitor inflow.


A sales representative commented, "The most important factor in operating a commercial facility is securing stable demand," and added, "Since the baseball stadium, which can provide steady demand, is located right in front of the complex, a significant number of investors are paying attention to this sales opportunity."


Meanwhile, the promotional center for Cheongna International City I-Park commercial facility is currently operating on the second floor of the Cheongna International City I-Park commercial facility.
