Innovative Exterior Design Inspired by the Gateway of Light
Largest Community Facilities in Gaepo with 12.5 Square Meters per Household
Unobstructed Natural Views for 777 Households in the Complex
The construction division of Samsung C&T has proposed the name 'Raemian Lumiwon' for the redevelopment of Gaepo Useong 7th Complex. The plan aims to create the best residential complex in Gaepo by offering the largest community facilities in the area, open views for all members, and an alternative design with 10 buildings arranged in 2 rows.

On June 24, Samsung C&T announced its intention to make Gaepo Useong 7th Complex?the final piece of the Gaepo district’s redevelopment?the pinnacle of residential living in Gaepo.
The newly proposed name, 'Raemian Lumiwon (RAEMIAN LUMIONE)', combines the Latin word 'Lumino', meaning 'to shine brightly', with the number 1, symbolizing the top 1%. The name reflects the vision of offering 'an elegantly radiant lifestyle at the pinnacle for the top 1%'.
Samsung C&T plans to collaborate with the global design group Arcadis to apply an exterior design inspired by a 'gateway of light'. The design incorporates nature from Daemosan Mountain, Yangjaecheon Stream, and Tancheon Stream into the complex, creating a three-dimensional skyline where the city and nature coexist.
Instead of the original plan’s 14 buildings in 3 rows, Samsung C&T has proposed an alternative layout with 10 buildings in 2 rows. The design features a large central plaza of 3,000 pyeong and open view corridors to the east, west, south, and north, maximizing the comfort of the complex.
In addition, the plan allows all 769 members to enjoy views of the surrounding natural environment, with a total of 777 units designed for open views.
The community facilities will be the largest in Gaepo, providing 12.5 square meters (3.8 pyeong) per household. This is twice the size of nearby complexes, which offer about 2 pyeong per household. Premium multi-cultural facilities such as an aqua park, golf club, and lounge restaurant will be included.
The landscaping within the complex will feature an 80-meter-long panoramic water wall called 'The Infinite Veil', 3.5 kilometers of themed walking trails named 'Para Nature Trails', and 10 rooftop gardens known as 'The Peak Garden'.
For the interior design, the ceiling height will be 2.77 meters?the highest among nearby complexes?to maximize the sense of openness. The complex will also introduce various residential technologies, such as top-grade floor structure for noise reduction, a zero-noise and odor bathroom system, and green energy systems.
Kim Myungseok, Head of the Housing Business Division (Vice President) at Samsung C&T, stated, "Raemian Lumiwon incorporates a variety of differentiated proposals that surpass all existing residential standards. We will transform it into the greatest source of pride and unparalleled value in the Gaepo area."
Gaepo Useong 7th Complex is located at 615 Irwon-dong, Gangnam-gu, Seoul. Completed in December 1987, the complex currently consists of 15 buildings with a maximum of 14 stories and 802 units. With a low floor area ratio of 157%, it is considered highly viable for redevelopment. After reconstruction, it will be transformed into a complex with 1,122 units across 5 basement levels and 35 above-ground floors. Nearby are Younghee Elementary School, Joongdong Middle and High Schools, Daecheong Station on Seoul Metro Line 3, Daemosan Entrance Station on the Suin-Bundang Line, and Samsung Seoul Hospital. Daewoo E&C is also participating in the bidding, competing for the redevelopment project of Gaepo Useong 7th Complex.
