Polarization in Regional Real Estate: Demand Concentrates on Prime Properties That Defy the Downturn

As the decline in the real estate market continues for a prolonged period, polarization in the property sector is intensifying due to increasingly selective behavior among cautious buyers. Even within the same area, buyers are showing relatively greater interest in locations and brands with higher market appeal, resulting in a stark contrast in popularity between different complexes.


Even in Daegu, which is often referred to as the "graveyard of unsold properties," the E-Pyunhansesang Myeongdeok Station Firstmark, supplied last year, attracted significant attention, recording a maximum competition ratio of 31.58 to 1. Similarly, in Ulsan, where the market downturn has also persisted, Raels achieved an average competition ratio of 7.7 to 1, and The Sharp Sierne recorded an average of 14.8 to 1, both selling out in a short period.


The common factor in these cases is that these complexes are located in central areas within their respective regions. While various elements such as scale, brand, and product quality contributed to their success, analysts point out that the most fundamental competitive edge stemmed from their location.


In the housing market, location has always been considered the key factor in choosing a place to live. High-quality infrastructure such as transportation, education, and amenities not only provides convenience for residents' daily lives but also serves as a crucial determinant of local real estate values. In particular, proximity to workplaces, educational environments for children, and the presence of amenities are essential considerations when selecting a home, and areas equipped with these features tend to deliver higher residential satisfaction.


Especially in the case of land development districts or urban development projects created through planning, infrastructure development can be slow in the early stages, which may cause inconvenience for residents of the first complexes to be sold. However, apartments supplied after development is complete and infrastructure is in place become highly popular, as they offer convenient living from the moment residents move in.


According to the "Real Estate Trend 2024" report published by Korea Gallup Research Institute, 51% of respondents chose "downtown or business/commercial centers" as their preferred residential area. This figure represents a 7% increase from the previous year, highlighting the growing importance of living infrastructure. The most important consideration when choosing a residence was "accessibility to amenities and commercial facilities" (40%), followed by "transportation accessibility" (35%) and "educational environment" (28%).


In Daejeon, Dunsan-dong is the area with the highest residential preference, and currently, "Grand Lepied," the only newly built complex being offered in the area, is under contract. The contracts are being signed with a 5% down payment and a fixed first installment of 10 million won.


Dunsan-dong, where Grand Lepied is being built, is home to major administrative institutions such as Daejeon City Hall, the Government Daejeon Complex, the court, the prosecutors' office, and the police headquarters, and boasts well-established living infrastructure.


In addition, various development plans are underway centered on Dunsan-dong. First, the Chungcheong Region Metropolitan Express Railway (CTX) is planned, which will allow travel from the Government Daejeon Complex to the Government Sejong Complex in about 15 minutes, from the Government Daejeon Complex to Cheongju Airport in about 50 minutes, and from Osong Station to the North Chungcheong Provincial Government in about 10 minutes. This will reduce travel time by up to more than 70% compared to existing public transportation such as buses.


Furthermore, Daejeon Urban Railway Line 2 (tram) will feature a length of 38.8 km, 45 stations, and one vehicle depot, with the goal of opening by the end of 2028. The first construction contract was awarded in September 2024. Like the CTX, this line will pass through the Government Complex Station, further solidifying the value of Dunsan-dong.


The area is also notable for its excellent educational infrastructure for raising children. It offers prestigious elementary, middle, and high school districts such as Hanbat Elementary, Seowon Elementary, Munjeong Middle, Tanbang Middle, Samcheon Middle, and Chungnam High, as well as the Dunsan-dong academy district, often referred to as the "Daechi-dong of Daejeon."


As demand concentrates, home prices are also the highest in Daejeon. The so-called "Kreumokhan" apartments?Clover, Magnolia, and Hanmaru?are among the most expensive in the city, despite being over 30 years old. In addition, since there are no new supply complexes within Dunsan-dong, new complexes in the surrounding area have achieved high subscription competition ratios and premiums simply due to their proximity to Dunsan-dong.


Grand Lepied is a luxury residential facility being built on the Homeplus site in Dunsan-dong, boasting the tallest height in the area at 47 floors. It will consist of five buildings, offering a total of 832 large units with exclusive areas ranging from 119 to 169 square meters.


The Grand Lepied model home is located in the Bongmyeong-dong area of Yuseong-gu, Daejeon. Currently, contracts can be signed by selecting available buildings and units through on-site consultations, and visitors are being received by prior reservation.
