For the first time in Incheon, a residential officetel featuring indoor balconies will be available for sale next month. This is Cheongna Peak One Prugio, the first such offering in the Cheongna International Business District. In this complex, each unit with an exclusive area of 84 square meters (approximately 25 pyeong) will include a balcony of about 20 square meters. This effectively expands the usable space to between 104 and 107 square meters (31 to 32 pyeong).

The indoor balcony not only increases the usable area but can also be adapted for various purposes according to residents' lifestyles. In February last year, officetel building regulations were revised to allow balconies in officetels, just as in apartments. As a result, more developments are adopting designs that include balconies to maximize space utilization. This trend has also been influenced by a growing preference to reduce outside spending and enjoy a variety of activities at home.


Since the balcony is excluded from the exclusive area, buyers can secure a larger usable space without the balcony area being directly reflected in the sale price, effectively receiving a service area. From an economic perspective, this enhances residential value. According to a report by Hana Institute of Finance, in apartments where the average price per square meter of exclusive area is about 6 million won, increasing the balcony from 15 to 30 square meters can raise the property value by approximately 75 million won. Since the balcony is considered a service area and not included in the calculation of land share, its value per square meter is somewhat lower, calculated at 5 million won per square meter.

The larger the unit, the more pronounced the effect. In Cheongna Peak One Prugio, units with an exclusive area of 119 square meters (36 pyeong) will have balconies ranging from 24 to 37 square meters (7 to 11 pyeong). This increases the usable area to between 144 and 157 square meters (43 to 47 pyeong). Residents can use this space in various ways according to their needs, such as a home cafe, study room, playroom, pet room, or sauna.


The officetel's communal facilities will include a fitness club, golf club, G/X room, sauna, and laundry lounge. Residents will be able to enjoy leisure and hobby activities without leaving the building. Facilities for families with children will also be provided. The kids' playroom and kids' station will be spaces for both young children and their parents.


Additionally, there will be a greenery studio, a private reading room, a residents' meeting room, and a private cinema space for families and friends to enjoy together. A party room and open kitchen, as well as a greenery cafe, will be created to foster community among neighbors. These spaces can be used for family gatherings, birthday parties, small events, and cooking classes for residents. There will also be a guesthouse for hosting visitors, and a brunch service is under consideration. Each unit will be provided with a storage room for bulky items.

The name "Peak One" signifies "the one place at the peak of Cheongna International City." The complex will rise up to 49 stories, with some units offering views of the sea or the International Finance District. The International Business District Station (provisional name, scheduled for 2027) on Seoul Subway Line 7 will be just a five-minute walk away. Sites for elementary and middle schools are planned nearby, and Incheon Physical Education High School and Dalton Foreign School are within a 1.5-kilometer radius. Dalton Foreign School, along with Chadwick International School in Songdo International City, is recognized for its academic credentials in Korea.


Various parks, including Munhak Park and Lake Park, are connected to Cheongna Waterside Park. Within a 10-minute drive, Starfield Cheongna, a large-scale cultural and shopping complex featuring the largest Costco in Korea and a domed stadium, is scheduled to open in 2027. Seoul Asan Cheongna Hospital is planned for 2029.


The new officetel will be built on business site B1 in Cheongna International City. Cheongna Smart City is the developer, and Daewoo Engineering & Construction is responsible for construction. The project will consist of four buildings, 5 basement levels and 49 above-ground floors, with 1,056 units of 84 and 119 square meters of exclusive area. A representative from the sales company stated, "As the first residential officetel in the area to introduce a balcony design, its rarity will become more apparent as the development of the Cheongna International Business District progresses."
