"ePyeonhansesang Sinjeong Skyheim" Gains Attention as a Prime Complex Amid Ulsan Real Estate Market Rebound

The Ulsan real estate market is showing signs of a rebound after a prolonged period of adjustment. The recovery trend is becoming more pronounced, with individual housing prices rising and the number of unsold units steadily decreasing.


According to Ulsan City, the price of individual houses in the Ulsan area in April increased by 1.3% compared to the previous year. All five districts in Ulsan showed an upward trend, and actual transaction prices are also reflecting this recovery. For example, a 101-square-meter unit in Munsu-ro 2nd I-Park, Sinjeong-dong, Nam-gu, Ulsan, was sold last month for 1.2 billion KRW, setting a new record high, which is 120 million KRW higher than the previous month.


The decline in unsold housing inventory is also clear. According to data from the Ministry of Land, Infrastructure and Transport, as of March, the number of unsold homes in Ulsan was 3,726 units, down for three consecutive months from the peak of 4,131 units in December last year. In addition, according to the "April 2025 Real Estate Market Consumer Sentiment Survey" released by the Korea Research Institute for Human Settlements, Ulsan's composite consumer sentiment index stood at 115.3, ranking second nationwide. The housing jeonse market consumer sentiment index reached 117.7, the highest in the country, indicating a visible recovery in demand focused on actual occupancy.


Amid this market revival, the pre-sale and brand-new development "ePyeonhansesang Sinjeong Skyheim" is attracting attention from buyers. This complex is being built at 1136-3 Sinjeong-dong, Nam-gu, Ulsan and 15 adjacent lots, consisting of two buildings with six basement floors and 35 above-ground floors, all with dedicated 84-square-meter units. DL E&C is in charge of construction, applying its specialized residential platform "C2 House" design to enhance space efficiency, finishing quality, and practicality.


The location is also noteworthy. The area around Sinjeong-dong, where "ePyeonhansesang Sinjeong Skyheim" is located, is considered one of the best residential areas in Nam-gu, Ulsan, with an excellent living environment. Nearby, there are large supermarkets, Sinjeong Market, hospitals and clinics, commercial facilities, and government offices. The Okdong and Sinjeong-dong academy districts are also close, making educational infrastructure easily accessible. Elementary, middle, and high schools such as Sinjeong Elementary, Okdong Elementary, Ulsan Seoyeojung, Hakseong High, and Ulsan Girls' High are located around the complex, allowing students to walk to school.


The transportation environment is another strength. The planned Gongyeoptap Station on Urban Railway Line 1 will be within walking distance, and Taehwagang Station, which serves the KTX-Eum and ITX-Maum lines that opened at the end of 2023, is also nearby, providing excellent regional connectivity. In addition, the complex is close to major road networks such as Munsu-ro, Samsan-ro, Bukbu Circular Road, and Bongwol-ro. The Munsu-ro bypass, which Ulsan City is pushing to include in the national plan, will be directly connected to the front of the complex, promising further improvement in transportation conditions.


The design focuses on a single 84-square-meter floor plan with a four-bay flat layout, pantry and dressing room, and a south-facing orientation, all features favored by end-users. The complex will also offer a variety of community facilities, including screen golf, fitness center, and lounge cafe.


The financial terms are also superior compared to nearby developments. Various benefits are provided to reduce the financial burden on actual buyers, including a contract support fund of 45 million KRW (limited to certain units), full interest-free interim payment loans, and free balcony expansion. Notably, this is a pre-sale complex that completed its resident recruitment announcement in February 2024, making it exempt from regulations such as the mandatory Zero Energy Building (ZEB) design, stricter inter-floor noise standards, and enhanced fire safety facility requirements that will take effect from June 2025.


The ZEB system requires private buildings with a total floor area of 1,000 square meters or more and apartment complexes with 30 units or more to strengthen insulation performance and install solar panels, aiming for an energy self-sufficiency rate of 20-40%. The resulting increase in construction costs will inevitably affect sales prices, and experts believe that future new sales prices will inevitably rise. In addition, stricter fire safety standards and the possibility of construction approval being denied if inter-floor noise standards are not met are also factors increasing construction costs.


As a result, "ePyeonhansesang Sinjeong Skyheim," which launched pre-sales before the implementation of these regulations, is evaluated as a complex that combines a relatively low sales price, brand-new construction, a residential-friendly location, and substantial financial benefits. In line with the market rebound, the complex is considered competitive both for actual residence and as an investment.


The "ePyeonhansesang Sinjeong Skyheim" housing exhibition center is located in Sinjeong-dong, Nam-gu, Ulsan Metropolitan City, and is open from 10:00 a.m. to 6:00 p.m. on both weekdays and weekends.
