Complex 5 to Feature 3,930 Units... Multi-Level Pedestrian Bridge Planned
Complex 7 to Offer 4,335 Units with Mixed-Use Land Near Mokdong Station
Complex 9 to Include 3,957 Units, Children’s Parks, and Public Walkways
The redevelopment plans to reconstruct Mokdong Complexes 5, 7, and 9 with buildings up to 49 stories have been finalized. With this, redevelopment plans have now been established for 10 out of the 14 complexes in Mokdong.
The Seoul Metropolitan Government announced on the 19th that it held the 5th Urban Planning Committee’s Fast-Track Integrated Planning and Redevelopment Subcommittee, where it approved, with modifications, the designation of redevelopment zones, redevelopment plans, and landscape reviews for the Mokdong 5, 7, and 9 complexes.
The Mokdong New Town is a large-scale apartment complex that began occupancy in 1985, consisting of 14 complexes, 26,000 households, and over 100,000 residents. Starting with Complex 6, which has progressed the fastest, redevelopment plans have been set for Complexes 8, 12, 13, and 14, as well as Complexes 4 and 10 last month.
Complex 7 to Feature 49 Stories and 4,335 Units, Introducing Commercial and Cultural Facilities Near Mokdong Station
Complex 7, the largest among the Mokdong redevelopment projects, will be transformed through reconstruction into a maximum of 49 stories and 4,335 units (including 426 rental units). Completed in 1986, Complex 7 currently consists of 34 buildings, each 15 stories high, with a total of 2,550 units ranging from 59 to 101 square meters in exclusive area.
Located adjacent to Line 5’s Mokdong Station, this prime transit-oriented complex will see areas near the station rezoned as quasi-residential to introduce commercial and cultural functions. The floor area ratio for mixed-use land in quasi-residential zones will be capped at 400%, and for residential land at 300%. A cultural park and public open space will be created near the station, providing areas for relaxation and cultural events.
In conjunction with the park development over the northern section of Gukhoe-daero, a resident-friendly and pedestrian-oriented space will be created in Complex 7. The public pedestrian path starting from Mokdong Station will connect Gukhoe-daero and the eastern side of the complex, allowing easy access to the park over Gukhoe-daero. On the western side of the complex, a 16-meter-wide green corridor will be installed. To reconnect pedestrian routes severed by the Omok Underpass, a multi-level walkway and a children’s park will be established, ensuring safe routes to school.
Complex 5 to Be Reborn with 3,930 Units... Multi-Level Pedestrian Bridge Planned Over Gukhoe-daero
Complex 5 will be redeveloped into a maximum of 49 stories and 3,930 units (including 462 rental units). Completed in 1986, Complex 5 currently consists of 36 buildings and 1,848 units. It boasts excellent access to Mokdong’s central business district and educational facilities, with Mokma Park and Paris Park to the north, and Mokdong Sports Complex, a key community sports facility, to the south, making it a highly desirable residential location. The final architectural plan will be confirmed through review by the Integrated Redevelopment Project Review Committee.
A public pedestrian path will be created on the eastern side of the complex, connecting to Anyangcheon, and a multi-level pedestrian overpass is planned over Gukhoe-daero to the south. To ensure continuous pedestrian flow, open spaces will be established around the public pedestrian path. A small park will be built along Mokdongdong-ro, providing a rest area for residents using the public office in Complex 6 and students from nearby schools. Additionally, the width of the northern and eastern roads will be expanded to improve convenience for cyclists and pedestrians. To the south, a 16-meter-wide landscape green space will be created from the Gukhoe-daero park to Anyangcheon, allowing residents to enjoy a continuous green corridor.
Complex 9 to Feature 3,957 Units... Two Children’s Parks and Public Walkways to Be Installed
After reconstruction, Complex 9 will be reborn as a maximum 49-story apartment complex with 3,957 units (including 620 rental units). Completed in 1987, Complex 9 currently consists of 34 buildings, each up to 15 stories, and 2,030 units. Within a 1-kilometer radius are Line 5’s Mokdong Station, Line 2’s Sinjeongnegeori Station, and Yangcheon-gu Office Station, offering excellent transportation options. To the south are Yangcheon-gu Office and Yangcheon Police Station, while Sinseo Elementary School is located to the north.
According to the redevelopment plan for Complex 9, children’s parks will be created near Sinseo Elementary School and low-rise residential areas. An underground public parking lot will be provided to help alleviate parking shortages. The southern boundary along Mokdong Central District (Mokdongseoro) and adjacent internal and external roads will be widened by 3 meters to secure bicycle and pedestrian spaces. Two public pedestrian walkways will be installed, connecting the Mokdong central area, surrounding complexes, and low-rise residential neighborhoods. At the intersections of these public walkways, open playgrounds and open spaces will be established.
The Mokdong redevelopment project is being pursued as a fast-track integrated planning advisory project, and on average, redevelopment plan decisions have been finalized within 11 months of the initial advisory. The city aims to complete redevelopment plan decisions for all 14 Mokdong complexes within this year. The Seoul Metropolitan Government stated, "Once the modified and approved redevelopment plans are officially announced, the architectural plans will be finalized through integrated project review, and the project will proceed swiftly."
