Open Green Spaces to Provide Relaxation Areas

81 Naejadong in Jongno-gu, Seoul will be reborn as a complex space incorporating residential, administrative, and green areas.


On June 4, Seoul City announced that it had convened the 9th Urban Planning Committee and approved with revisions the proposed changes to the maintenance plan for the "Naeja·Piwun District Zone 2-1 Urban Renewal Redevelopment Project" in the area surrounding 81 Naejadong, Jongno-gu.


The site is adjacent to Gyeongbokgung Station on Subway Line 3, offering excellent transportation accessibility, but has become an area in need of environmental improvement due to the concentration of aging buildings. Previously, in May 2011, this area was first designated as an urban renewal redevelopment zone. Zone 2-1, in particular, borders the Seoul Metropolitan Police Agency and the Chinese Cultural Center, and within a 500-meter radius are major historical and cultural assets such as Gyeongbokgung Palace, Sajikdan, and Gyeonghuigung Palace.

The site will house neighborhood facilities and apartment complexes (199 units, including 8 long-term lease units), as well as 186 officetel units, in a building with 4 underground floors and up to 26 above-ground floors, totaling approximately 82,900 square meters of floor space. Through the revised maintenance plan, the city set the floor area ratio at 431% and the building height at a maximum of 85 meters.


The Sajik-dong Community Center is also expected to be newly constructed and relocated to the site. The city plans to operate various programs at the community center to support residents' cultural and leisure activities, ensuring it serves as a local hub. In consideration of the proximity to major historical and cultural assets such as Gyeongbokgung Palace, measures were also established to manage building height within the maximum height limit of 85 meters along Sajik-ro.

In addition, approximately 4,750 square meters of green space, open to the public at all times, will be secured to provide a place for relaxation in the urban center. The city also plans to create a landscape that connects major historical and cultural landmarks by linking the visual corridor from Bugaksan and Gyeongbokgung Palace to the Sungkok Art Museum and Gyeonghuigung Palace. The open green space is designed as an accessible area for everyone, encouraging the activation of public offices and low-rise commercial spaces along the street.


Seoul City stated, "With this decision to revise the maintenance plan, a complex space blending history, culture, commerce, residential areas, and green ecology will be created in the heart of Seoul," adding, "We expect this will help prevent urban hollowing and enhance vibrancy in the city center by enabling proximity between workplaces and residences."
