Kumho Construction announced that it will open the model home for "Osan Segyo Athera" and begin sales on June 6 (Friday), which is Memorial Day. As a public sale apartment with private sector participation, the project is subject to a price ceiling system, offering competitive pricing. With the continued expansion of the Segyo District, including the planned Segyo 3 District, the future value is expected to be high, attracting significant interest from potential buyers.


Osan Segyo Athera will be located in the Beoreum-dong area of Osan, Gyeonggi Province. The development will consist of six buildings, each with two basement levels and 25 above-ground floors, totaling 433 units with an exclusive area of 59 square meters. The distribution by type is as follows: 117 units of 59㎡A, 108 units of 59㎡B, 149 units of 59㎡C, and 59 units of 59㎡D.


Applications will be accepted via the Korea Real Estate Board's Cheongyak Home platform, starting with special supply on June 9 (Monday), first-priority applications on June 10 (Tuesday), and second-priority applications on June 11 (Wednesday). The winners will be announced on June 18 (Wednesday), followed by contract signing from July 21 (Monday) to July 23 (Wednesday).


Osan Segyo Athera is the first and last public sale apartment with private sector participation to be supplied in the Osan Segyo 2 District. The private participation public sale model combines the superior construction capabilities and brand premium of private builders with the stability provided by the government. Notably, the price ceiling system is applied, offering a reasonable price of approximately 13.3 million KRW per 3.3㎡, making it possible to purchase a home starting from the low 300 million KRW range. There is no mandatory residency period, and the property can be sold after the transfer of ownership registration.


Another feature is that the special supply ratio is around 75%, increasing the chances of winning for newlyweds and first-time buyers. The revised application system also applies, so households with children born after June 19, 2024, are eligible for an additional special supply opportunity under the categories of newlyweds, newborns, multiple children, or elderly parent support, even if they have previously received special supply once. In addition, both spouses can apply for special supply (if both win, the earlier applicant is recognized), and for the newlywed special supply, it was previously limited to those who were part of a homeless household from the date of marriage registration, but now, as long as the household is homeless on the date of the resident recruitment announcement, they are eligible.


◆ Additional Development Planned for Segyo 3 District, Elevating Its Status as a Major New Town in the Greater Seoul Area


As an apartment complex located in a residential district, Osan Segyo Athera also boasts excellent infrastructure. Residents will have access to Osan Station on Subway Line 1, and major expressways such as Osan IC (Gyeongbu Expressway), Hyangnam IC (Pyeongtaek-Hwaseong Expressway), and North Osan IC (Second Capital Area Ring Expressway) are nearby. A new road crossing the Gyeongbu Line railway is under construction, which is expected to improve east-west traffic flow in Osan. The planned GTX-C line at Osan Station is noteworthy, as is the planned Dongtan Urban Railway connecting Osan Station to Mangpo Station on the Suin-Bundang Line.


In addition, there are planned elementary and high school sites within walking distance of the complex, enhancing the educational environment, and residents can also walk to Chopyeong Library. The complex is surrounded by a pleasant natural environment, facing Sangjaebong Mountain, offering scenic views. Various green spaces, Osancheon Stream, and Gagameesan Mountain within Osan Segyo 2 District are also nearby. Shopping and cultural facilities such as Emart Osan, Lotte Mart Osan, CGV Osan, and Osan City Hall are conveniently accessible.


Furthermore, once the planned Osan Segyo 3 District is developed, it will complete a large-scale new town representing the southern part of the Greater Seoul Area. Osan Segyo Athera is expected to be located at the center of the Segyo District upon the establishment of Segyo 3 District, emerging as a key axis of future development.


This is Kumho Construction's first supply in Osan, and as the "Athera" residential brand is being applied, the project stands out for its high product value. The buildings are primarily south-facing for optimal sunlight, and some units feature a specialized 4-bay layout, providing excellent lighting, ventilation, and a spacious sense of openness. Storage spaces, such as entrance closets, are provided throughout the home to maximize space efficiency. The complex will also include a lawn plaza, water features, and various landscaped areas. Resident community facilities will include an indoor golf practice range, screen golf, fitness center, GX room, study lounge, and guest house. A daycare center and a shared childcare center will also be available, reducing the burden of childcare and providing a safe environment for children to grow.


A sales representative stated, "With a reasonable sale price compared to the surrounding market and the proven brand power of Athera in major regions such as Goyang and Cheongju, we are receiving continuous inquiries from prospective buyers. In particular, as this is a public sale with private sector participation, there is strong interest from genuine buyers in their 30s and 40s, who are favorably positioned to meet the application requirements. The Segyo District continues to develop, and we expect that, in the future, Osan will become a representative new residential area in the southern part of the Greater Seoul Area, further strengthening its status as a new town brand like Dongtan. We are committed to making this an apartment where residents can live with pride."
