Purchased One Property Each in Samseong-dong and Yeoksam-dong and Built New Buildings
Total Purchase Price of Approximately 12.1 Billion Won... Estimated Total Capital Gain of 6 Billion Won
Singer and actress Hyeri (real name Lee Hyeri) has been confirmed to own two buildings in Samseong-dong and Yeoksam-dong, Gangnam. The purchase price totals approximately 12.1 billion won, and the estimated capital gain is expected to exceed 6 billion won.
On June 1, News1, citing Building Road Real Estate Brokerage, reported that in August 2022, Hyeri purchased an old multi-family house in Samseong-dong, Gangnam-gu under her family corporation for 7.75 billion won.
After demolishing the existing house, Hyeri constructed a new building with two basement levels and six above-ground floors. The property is located within walking distance of Seonjeongneung Station, an interchange for Line 9 and the Suin-Bundang Line, as well as Gangnam-gu Office Station on Line 7, making it a prime location with access to three subway lines. The total acquisition cost is estimated to be 10.7 billion won, which includes the 7.75 billion won purchase price, 450 million won in transaction-related expenses, and 2.5 billion won in construction costs.
An official from Building Road Real Estate Brokerage told News1, "Currently, we are looking for a tenant for the entire newly built property, with a deposit of 400 million won and a monthly rent of about 30 million won," adding, "If the building is sold, a capital gain of over 3 billion won is expected within three years."
In addition to the building in Samseong-dong, Hyeri also owns a property in Yeoksam-dong. In December 2020, she purchased a residential building in Yeoksam-dong under the name of 'Empo,' a corporation she established. The purchase price was reported to be 4.39 billion won. The building, which had four floors above ground and a land area of 245.3 square meters (74.2 pyeong), was over 20 years old at the time. Hyeri also demolished this building and constructed a new one with one basement level and four above-ground floors, totaling a floor area of 499.88 square meters (151.21 pyeong). The current market value is believed to exceed 10 billion won, and if sold, the capital gain is estimated to surpass 3 billion won.
Hyeri debuted in 2010 as a member of the girl group Girl's Day. She later established herself as an actress through the tvN drama "Reply 1988."
