A residential officetel that recorded a peak subscription competition rate of over 52.39 to 1 four years ago has now opened for non-priority subscription, drawing significant attention in the market.
Daebang Industrial Development announced today, Friday, May 30, that it has published a non-priority tenant recruitment advertisement for "Dongtan Lake Park Daebang Elium Lake Park," located in Songdong, Hwaseong, Gyeonggi Province. "Daebang Elium Lake Park," which began occupancy in September last year, consists of a total of 358 residential officetel units. Due to contract cancellations by previous winners, a total of 6 units are now available for subscription: one 84㎡ OA type unit and five 84㎡ OB type units.
The non-priority subscription, commonly referred to as "Jupjup," allows any resident in Korea aged 19 or older to apply, regardless of subscription account membership, place of residence, or the number of homes owned. There are also no restrictions on re-winning, so the requirements are not strict, and applicants from across the country are expected to participate.
Four years ago, this complex attracted 10,686 applicants for 358 units during the subscription period, achieving a peak competition rate of 52.39 to 1. All remaining units were contracted within just four days, demonstrating its immense popularity.
Local real estate industry professionals, including certified real estate agents in the area, commented, "Dongtan Lake Park Daebang Elium offers not only residential comfort due to its location by the lake park, but also convenience thanks to upcoming transportation benefits such as the planned transfer stations for Dongtan Tram Lines 1 and 2 and the extended Bundang Line." They added, "In addition, temporary financial benefits such as a 20% deferred payment with two years of zero interest, a prepayment discount worth about 60 million won, and support for 50% of the acquisition tax, as well as free premium options including high-end appliances and hotel-grade interiors, are expected to lead to rapid contract completion."
Meanwhile, complexes with natural views are expected to gain a premium due to limited land availability, which increases both residential appeal and liquidity. In fact, in Gwanggyo New Town, Suwon?one of the representative areas with a lake park?the rate of price increase for complexes with permanent lake park views showed a marked difference compared to those without such views.
According to the actual transaction prices from the Ministry of Land, Infrastructure and Transport, the "Forena Gwanggyo Officetel," which has a lake park view, saw its 84㎡ units rise from a sale price of 630 million won to an actual transaction price of 1.1 billion won in March, yielding a profit of about 470 million won. In contrast, the "Gwanggyo The Sharp Officetel," which does not have a lake park view, saw its 84㎡ units increase from 430 million won to 680 million won last month, resulting in a profit of about 250 million won.
Most units in this complex are arranged to provide views of Dongtan Lake Park, and residents can enjoy the "Luna Show," a special multimedia show held at Dongtan Lake Park, from within their homes.
Non-priority subscription applications will be accepted via Cheongyak Home from 9:00 a.m. to 5:30 p.m. on Wednesday, June 4. The winners will be announced after 4:00 p.m. on Tuesday, June 10, also via Cheongyak Home.
