Promoting the "Clean and Pleasant Streets" Project Together with Residents
Yeongdeungpo District (District Mayor Choi Hogwon) announced that the Daerim-dong area, where clusters of houses over 30 years old are concentrated, is being transformed into a clean and revitalized urban area through a series of urban renewal projects, the creation of sports and cultural facilities, and street environment improvement initiatives.
Old Residential Area of Daerim-dong Transformed into High-rise Premium Apartments
The Daerim 1 District (855-1 Daerim-dong), where aged single-family and multi-family houses are mixed, will be redeveloped into a residential complex with 11 buildings, up to 35 stories high, and a total of 1,026 units. The "Rapid Integrated Planning" approach is being used to increase resident participation and speed up the redevelopment process through simplified procedures.
After being selected as a second-round candidate site in December 2022, the area was officially designated and announced as a redevelopment zone with the approval of the redevelopment plan in March of this year. In line with the Seoul Metropolitan Government's 2030 Urban Residential Environment Redevelopment Master Plan, the zoning was upgraded from Type 2 General Residential Area to Type 3, and the floor area ratio was increased to ease the financial burden on association members. With the goal of completing the project by 2033, the district will continue to provide support so that the large-scale residential complex can harmonize with the surrounding area, especially in connection with Daerim Station.
The area around 786 Daerim 3-dong, where 98% of the housing is old low-rise buildings and 40% are semi-basement homes, is known for its poor residential environment. Through the "Moa Town" project, this area will be developed into a residential complex with 9 buildings, up to 30 stories high, and 620 units.
After being selected as a project site in October 2022, the project gained momentum when the management plan was approved and announced in December 2024. The zoning will be upgraded from Type 2 General Residential Area to Type 3, and infrastructure such as roads and community facilities will be expanded to enhance resident convenience and strengthen the local community. The district is supporting smooth progress with the goal of completing the integrated review in the second half of 2025.
On the BYC site, two new "twin buildings" up to 37 stories high will be constructed. These mixed-use spaces will combine office and retail facilities with rest areas, and are expected to become a hub for revitalizing the local economy. Flood control facilities such as a rainwater pumping station and retention basin will be installed nearby to ensure safety, and parks and other rest areas will be created to improve convenience for residents.
Expanding Sports, Culture, and Living Infrastructure Enjoyed Right at Your Doorstep
Sports facilities for residents' leisure and cultural activities are also being rapidly established. At Daerim 3 Water Retention Site, a comprehensive sports facility with a total floor area of 4,074 square meters and four floors above ground will be built. In response to increasing demand for indoor sports, a total of seven indoor park golf facilities with 24 hitting bays will be newly established throughout Yeongdeungpo District this year. In Daerim-dong, two hitting bays are currently operating inside the Seoul Digital Companion Plaza, and by the end of the year, three more will be added at the Daerim 1-dong Community Center and five at the Daerim 3-dong Water Retention Site Sports Complex.
The newly opened "Wonji Park Library" and the renovated and reopened "Daerim Library" have greatly enhanced the region's cultural diversity and residents' access to education by offering cultural programs tailored to local characteristics.
Narrow and Dirty Streets of Daerim-dong, Now Wider and Cleaner Thanks to Resident Participation
The streets are also changing through resident participation. In January of this year, a "Cleaning Situation Room" was opened at Daerim Central Market, and patrols of habitual illegal dumping sites have been strengthened. Multilingual information leaflets are being produced and distributed to promote proper waste disposal, and a "Cleanliness Guardians" group led by residents is in operation.
Illegal street storage and advertisements are also being intensively addressed. In cooperation with various professional organizations and about 100 residents, the "Clean Daerim-dong Street Campaign" was launched to encourage merchants to voluntarily maintain order and street cleanliness. Dedicated maintenance staff are now permanently assigned to conduct regular patrols.
Choi Hogwon, Mayor of Yeongdeungpo District, stated, "Daerim-dong, once a narrow and congested area with a high concentration of old housing over 30 years old, is undergoing a dramatic transformation. We will do our utmost to improve the street environment together with residents and revitalize the area into a new center of urban vitality through urban renewal and the expansion of living infrastructure."
