Reconstruction Project with Up to 49 Floors and 2,173 Units
Direct Association Establishment and Public Support Significantly Shorten Approval Process
Mokdong Apartment Complex 6 in Yangcheon-gu, Seoul, has become the first among the 14 complexes in Mokdong New Town to receive official approval for the establishment of a reconstruction association. Yangcheon-gu announced on the 23rd that it had approved the establishment of the reconstruction association for Mokdong Complex 6 on the 22nd.
This achievement comes about nine months after the designation of the maintenance area in August last year. The process, which typically takes three years and nine months, was significantly shortened through the "direct association establishment system" and public support.
Complex 6 efficiently carried out the entire process by skipping the promotion committee stage and instead forming a resident consultative body, estimating the expected contributions, drafting the articles of association and election management regulations, collecting consent forms for association establishment, and holding the inaugural general meeting. The approval was granted just six days after the application was submitted, drawing significant attention from the industry.
Completed in 1986, Mokdong Complex 6 will be transformed through reconstruction, applying a floor area ratio of 299.87%, into a development with up to 49 floors and 2,173 units, including 273 rental units. Community facilities such as daycare centers, senior centers, care centers, and small libraries will be included, as well as the Mok 6-dong Complex Government Building with a total floor area of 7,000 square meters. The complex government building will serve as a hub space encompassing administrative, cultural, and welfare functions.
Looking ahead, Complex 6 will proceed with the selection of a construction company and undergo integrated review procedures, including architectural, traffic, and environmental impact assessments, to seek approval for the project implementation plan. Mokdong Apartment Complexes 1 to 3 have also completed public notice of their maintenance plans, and five complexes, including Complexes 8, 12, 13, and 14, have been designated as maintenance areas. The remaining nine complexes are also aiming to be designated as maintenance areas within the year.
Lee Gijae, Mayor of Yangcheon-gu, stated, "As the first in Mokdong to start reconstruction, Complex 6 has rapidly progressed to the approval of the association establishment, marking the beginning of full-scale reconstruction. We will continue to provide comprehensive administrative support to ensure the smooth progress of the reconstruction projects, starting with Mokdong Complex 6."
