Geumgok District Urban Development Project Near Dongtan New Town in Hwaseong Enters Full-Scale Implementation

Hwaseong Holds Public Hearing on District Designation and Development Plan
13,173 Housing Units to Be Built on 2.05 Million Square Meters

The 'Geumgok District' urban development project in Geumgok-dong, Hwaseong-si, Gyeonggi-do, has entered full-scale implementation after more than four years since its initial proposal. The Geumgok District is the largest urban development project in the Hwaseong-si area and has attracted attention due to its proximity to Dongtan 1·2 New Towns.

On May 21, Hwaseong-si announced that it held a public hearing for the 'Geumgok District Urban Development Project' at the main conference room of Dongtan Nonghyup, located at 391-1 Geumgok-dong. This public hearing is a preliminary procedure for the designation of the district and the approval of the development plan.


This project is being promoted as a key initiative by the city to achieve balanced regional development, expand housing supply, and ensure sustainable urban growth. The project will be carried out using the 'land readjustment method,' led directly by landowners.


According to the plan, the Geumgok District will be developed on a total area of 2.05 million square meters, with 13,173 housing units to accommodate approximately 34,000 residents. Within the district, 15 green spaces will be created, including three neighborhood parks, one sports park, three children's parks, and three public open spaces. The plan also includes one kindergarten, three elementary schools, one middle school, one high school, one public office building, five parking lots, and one public garage.


The plan also includes 13 wide-area transportation improvement projects, such as roads, railways, and public transportation, with a total investment of 247.8 billion KRW.


Based on the results of this public hearing, the city plans to proceed with subsequent administrative procedures, including seeking opinions from the city council, conducting a strategic environmental impact assessment, reviewing the wide-area transportation improvement plan, and deliberation by the Urban Planning Committee.


Park Hongseo, head of the Urban Development Division of Hwaseong-si, stated, "The Geumgok District Urban Development Project is a key initiative for balanced regional development and systematic urban growth," adding, "We will do our utmost to ensure that each phase proceeds smoothly so that the project is not delayed."
