Grade 3 Zero Energy Building Certification Achieved
Expected to Reduce Heating Costs per Household by 34%
On May 20, Seoul Housing & Communities Corporation (SH Corporation) announced that residents have begun moving into 'Godeok Onbitchae (Godeok Gangil 2 Block)', a multi-family housing complex that has achieved Grade 3 certification as a Zero Energy Building (ZEB).
Godeok Onbitchae is located in Gangil-dong, Gangdong-gu, Seoul, and consists of six buildings ranging from two basement levels to 18 above-ground floors, with a total of 697 units. Of these, 437 are Happy Housing units and 260 are National Rental Housing units.
This complex is the first in Korea among mid- to high-rise multi-family housing complexes with more than 500 units to receive Grade 3 Zero Energy Building (ZEB) certification. It has achieved the highest energy efficiency rating of 1+++, and an energy self-sufficiency rate of over 60%.
SH Corporation has applied advanced energy-saving technologies to the Godeok Onbitchae complex, including passive technologies such as high-performance composite insulation, as well as active technologies such as photovoltaic power generation systems, and a Building Energy Management System (BEMS).
Passive technologies include: a high-performance composite insulation system with external insulation; blind-integrated low-emissivity triple-glazed system windows with airtight tape applied throughout; and rooftop parapet thermal bridge breakers. In addition, active technologies enable heating and cooling through a geothermal system and electricity generation using solar panels installed on apartment walls and rooftops. With BEMS, which manages energy consumption and production in real time within the complex, residents can maintain a comfortable indoor environment and manage energy efficiently.
Compared to conventional multi-family housing, Godeok Onbitchae is expected to reduce monthly electricity and heating/cooling costs per unit (based on 39 square meters of exclusive area) by about 22,000 won, or 34%. SH Corporation expects these technologies will help reduce housing cost burdens for future residents, including young people and newlyweds.
Hwang Sangha, President of SH Corporation, stated, "Godeok Onbitchae is the first mid- to high-rise complex in Korea to obtain ZEB Grade 3 certification and secure an energy self-sufficiency rate of over 60%. This will help reduce the energy and housing cost burdens for residents."
