Korea Land and Housing Corporation (LH) announced that it will begin accepting applications on May 21 for a public housing project involving private sector participation, which aims to construct long-life housing certified at the 'Excellent' grade. Long-life housing refers to homes designed with durability, adaptability, and ease of repair, making them suitable for long-term maintenance and management. According to the Building Act, apartment complexes with 1,000 or more units are required to obtain long-life housing certification. The certification is divided into four grades: Best, Excellent, Good, and Standard, depending on the criteria met.
So far, public housing such as apartments has never received the Excellent grade. In order to achieve this, LH plans to apply a frame (beam-column) structure and increase the proportion of movable partitions. The design will also incorporate floor-specific plumbing for bathrooms and restrooms. The public housing project with private sector participation is a joint venture with private construction companies. For this specialized project, LH intends to lower project costs and increase incentives to encourage participation.
Applications will be accepted until May 27, and the results will be announced in July. After selecting the project operator and finalizing the basic design, LH plans to obtain the Excellent grade certification and complete the business plan approval process within the year. Oh Juhun, head of LH's Public Housing Headquarters, stated, "Long-life housing not only extends the lifespan of buildings and reduces social costs, but also serves as a model for a new residential culture by enabling easy replacement, repair, and maintenance throughout the life cycle."
